Jenkins' Green homes and their sealant
Jenkins' Green is within about 3 miles of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
For an older house near a landmark such as St Luke's Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Rented homes near Pevensey & Westham station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. If you look after a building such as Hankham Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Bathroom resealing in Jenkins' Green
It is not only bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback all take splashes every day, and water behind a laminate worktop can make it swell. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. We work on shower trays & enclosures, basins & vanity units and baths, and common reasons people get in touch are smears of silicone across the tiles and shrunken sealant along the back of a worktop.
For a small place like Jenkins' Green, bathroom resealing is planned like any other job: the journey and access are simply agreed in advance. In the bathroom or kitchen, the work is the same as in any town.
You are covered for a year from the day we finish. If anything is not right with it, phone 0345 464 0079 or email us.

Work for landlords, hotels and businesses
In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.
Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.
Why deal with it now?
Running new silicone over the old joint can look tidy for a few weeks, but it cannot stick to what’s underneath. It lifts, traps water and grows mould behind it, and the next reseal means two layers to cut out. Older cottages and farmhouses around Jenkins' Green can have timber floors and frames, where water from a failed joint can cause rot if it’s left.
Leaving a failed joint generally makes the job bigger, not smaller, because water and mould keep working on it. If you’re unsure, phone 0345 464 0079 or drop us an email for an honest opinion and a quote.

Aftercare tips
Aftercare is simple:
- Move toiletries away from the joint
- Avoid abrasive pads on the sealant
- Wipe up water along the back of the worktop
- Run the extractor fan during and after every shower
Wipe up standing water along the worktop joint and keep hot pans off the bead. A dry joint lasts longer.
A split bead lets water through every time the bath or shower is used. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Early resealing closes the gap before damage is done.
How it works
There’s no need to move everything out, only the area right around the joints. We protect the rest, and the job takes two to three hours for a typical bath, depending on how much old sealant there is in most cases. Somewhere like Jenkins' Green needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.
- We look at every joint first and check for movement or leaks.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- The joint is cleaned, degreased and treated for mould.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- We tool the bead to a neat finish and give you the cure time, usually around 24 hours.
Preparing for the visit
- Let us know about earlier repairs to the joints
- On commercial sites, let us know about site rules
- Try not to wet indoor joints just before the visit

Related advice
Can I do it myself?
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Surface by surface
Basins & vanity units
A vanity top has a joint along the wall and sometimes at the sides. Water that gets behind can damage the unit, so a neat, continuous bead matters.
Kitchen worktops & upstands
Upstands and back edges are cut out, cleaned of grease and resealed, since cooking leaves a film that stops silicone sticking. The extra cleaning is what makes the bead last.

What else we do in Jenkins' Green
What affects the quote in Jenkins' Green
There’s no set price list, because jobs vary so much. What we look at:
- Whether there’s mould to deal with
- How many areas need sealing
- How easy the joints are to reach
- Any working-time requirements on site
Doing several joints on one visit usually makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We’ll give you a clear quote for the lot.

To help us quote quickly, please include:

Common questions in Jenkins' Green
Will you come out to Jenkins' Green?
Yes, we do. Our work covers London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Can you help a landlord with a rental near Pevensey & Westham station?
Yes, we work for letting agents and landlords. Just call 0345 464 0079 or send us an email and tell us about the property, and we will send you a clear quote.
Where is Mr Mastic based?
Our base is Crawley, with over 20 years’ experience. We work across South East England, London and Scotland.
Can mouldy silicone be sorted out?
Yes, by replacing the sealant. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Good ventilation helps keep it away.
Will the old sealant be removed?
Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.
How much does bathroom resealing cost in Jenkins' Green?
It depends on the job, so we quote each one individually. For a quick quote, ring 0345 464 0079 or email us with a short description of the job.
Do you work for hotels and businesses?
Yes. Hotels, offices and other businesses use us.
How long before the new sealant can get wet?
We give you the cure time before we leave, and it’s generally around 24 hours. Using it sooner can damage the bead.
