How we handle remedial sealant in Cummertrees

Not every leak is a sealant leak. Cracked trays, leaking wastes and faulty valves often look like a sealant problem. When the fault is elsewhere, we say so instead of resealing for the sake of it. We work on expansion joints, shrunken worktop sealant and failed movement joints, and common reasons people get in touch are over-sealed joints coming away and torn expansion joints.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are normally the first signs.

Our work is backed for twelve months, and the guarantee is the same wherever you are.

DIY versus a professional finish

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Cummertrees questions

I let a flat near Annan station. Can you help?

Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before we start.

Will you come out to Cummertrees?

Yes, Cummertrees is covered. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

How long does the work take?

It takes a few hours for a typical bath or shower, longer where several layers have been applied. You will know the timing when we quote.

Can you reseal a split movement joint?

Yes. Failed movement joints are cut out and resealed with backing and a flexible sealant suited to the movement.

Can you remove old sealant without damaging the bath?

Yes. We avoid heavy scraping and use the right cleaner for each surface.

Are you fully insured?

Yes. Full insurance covers our work.

Does remedial work come with a guarantee?

Can I add another job to the visit?

Bathrooms and kitchens in Cummertrees

Cummertrees is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

For an older house near a landmark such as Cummertrees Parish Church, walls and floors in older homes can move, and sealant and grout show it first. Letting a property close to Annan station? Then failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak.

How the visit works

Once we’re on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes a few hours for a typical bath or shower, longer where several layers have been applied. For a place like Cummertrees, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We start by checking the joint for movement, leaks and the reason it failed.
  2. All the old sealant comes out, including any layers underneath.
  3. The joint is cleaned, treated for mould and left to dry.
  4. Where the joint moves, backing and a flexible sealant suited to the movement go in.
  5. We tool the joint and tell you about anything else that needs attention.

Before we arrive

  • Tell us if parking is tricky

Advice

What we cannot put right

We will always be straight with you, so here’s what sealant cannot fix:

  • Plumbing leaks behind walls or under trays
  • A cracked shower tray or bath (that needs repair or replacing)
  • Water damage behind tiles that needs a tiler

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before you book.

Surfaces we seal

  • Mouldy bath & shower sealant
  • Leaking tray & enclosure joints
  • Failed movement joints
  • Shrunken worktop sealant
  • Botched or over-sealed joints
  • Expansion joints

Looking after it afterwards

Good habits help new joints last longer. A few tips:

  • Don’t point over movement joints
  • Get the cause of a repeat leak found before resealing
  • Always have old sealant cut out, not covered
  • Keep the room well ventilated

Don’t let anyone seal over it later. New silicone does not bond to old, so the old bead should always come out first.

Warning signs: sealant lifting at the ends, a second bead visible on top of the first, black mould under the silicone, or stains below a bathroom. Any of them means it’s time for remedial work.

Surface by surface

Movement & expansion joints

Joints filled with mortar, grout or rigid filler cannot move. We rake that out where it can be removed and seal with a flexible product.

Mouldy bath & shower sealant

Repeat mould generally points to a damp, poorly aired room. Along with resealing, we’ll mention if the room needs better ventilation.

Work for landlords, hotels and businesses

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. Several properties can go on one quote.

From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

What affects the quote in Cummertrees

We quote each job individually. These are the things that affect it:

  • How much there is to do
  • The type of sealant required
  • How much old sealant there is and how hard it is to remove
  • How many rooms, windows or areas are involved

Combining jobs into one visit usually makes better use of the time than several visits. You’ll get one clear quote for the whole job.

Asking for a quote

When you contact us, it’s useful to know:

  • Access, such as stairs, a lift or height
  • A few photos by email, if you can
  • Roughly how big the job is
  • Whether it’s a home or a business

We quote each job on its own, so the first step is telling us about yours. Simply email us at info@mrmastic.co.uk and describe the job, and pictures are welcome.
