Remedial sealant near Craigleith

How we handle remedial sealant in Craigleith

A joint that keeps failing usually has a reason. A tray that moves, a worktop that isn’t fixed, the wrong sealant or water getting in elsewhere will defeat even a perfect bead. We look for the cause before we reseal. If you have sealant applied over old sealant that has lifted and caulk or the wrong sealant used in a wet area, we can put it right, on failed movement joints, expansion joints and mouldy bath & shower sealant alike.

Tenement flats are common in all four of Scotland’s big cities, alongside houses and newer flats. In a tenement, most bathrooms sit above someone else’s ceiling, so failed sealant around a bath or shower can soon become a neighbour’s problem.

The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we’ll put it right.

What the job involves on each surface

Over-sealed & botched joints

Previous removal attempts can leave scratches or gouges. We take care not to make it worse, and tell you about any damage we find.

Mouldy bath & shower sealant

Mould often spreads under the bead as well as through it. Once it’s all removed, the joint is treated so the new sealant starts clean.

Craigleith homes and their sealant

Craigleith is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Tenement flats are common across Edinburgh, and in a tenement, a leaking seal can reach the neighbours below.

For an older house near a landmark such as Dean Parish Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. If you let a flat or house near Haymarket station, a joint that keeps failing is best fixed properly while the property is empty. If you look after a building such as Broughton High School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

When it isn’t the sealant

We’d rather tell you now than do work that won’t last, so these are the limits:

  • Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
  • A tray or worktop that needs refixing first
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think.

Where we work in Craigleith

  • Mouldy bath & shower sealant
  • Expansion joints
  • Shrunken worktop sealant
  • Leaking tray & enclosure joints
  • Failed movement joints
  • Botched or over-sealed joints

What happens if it’s left?

A failed seal rarely means a new bathroom. If the bath, tray and tiles are sound, remedial resealing normally puts it right. If they’re not, we will tell you. For landlords in Craigleith, damp and leaks can be a Repairing Standard issue, so failed sealant is best replaced before it becomes a complaint.

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

Why Craigleith clients choose us

DIY versus a professional finish

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

Your questions about remedial sealant in Craigleith

Do you work for landlords with property near Haymarket station?

Yes, rental work is part of what we do. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we’ll send you a clear quote.

Can a failed shower seal in a tenement flat in Craigleith leak into the flat below?

Yes. With flats above and below, a leak from a failed seal rarely stays in one flat. Cutting out the old sealant and laying a fresh bead puts a stop to it.

Do you offer different sealant colours?

Normally, yes. Sealants come in white, clear, grey and other colours for many products, and we’ll agree it with you first.

Do you do commercial work?

Yes. We’ve worked for hotels, offices and other businesses.

Where do you work from?

Mr Mastic is based in Crawley. Our applicators cover Craigleith.

Are you fully insured?

Yes. Mr Mastic is fully insured, and we’ve been doing sealant work for more than 20 years.

Someone resealed my shower and it’s leaking again. Can you help?

Yes. There’s normally a reason: sealant over sealant, movement or another leak, so we find that first.

Will there be a smell?

That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.

What happens on the day

Once we’re on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes a few hours for most joints, depending on how much old sealant has to come out. For a tenement in Craigleith, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. It helps to know which it is when you get in touch.

  1. First we find out how and where the joint has failed.
  2. We strip the joint completely, removing any layers below.
  3. We clean the joint, treat any mould and let it dry.
  4. We use the right backing and sealant for any joint that moves.
  5. We tool the joint and tell you about anything else that needs attention.

How to prepare

Landlords, agents and businesses in Craigleith

We work for landlords and letting agents as well as homeowners. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

How to look after the new joints

A little care helps the new joints last. We recommend:

  • Look for stains below bathrooms now and then
  • Clean sealant with mild products only
  • Get the cause of a repeat leak found before resealing
  • Deal with small splits early

If the joint ever needs renewing, have it cut out, not sealed over. Over-sealing is how many remedial jobs start.

Movement joints that have split let water into the structure, and the longer it’s left, the more the joint edges break down. Resealing while the edges are sound is simpler.
