Bun Othan Remedial Sealant
Remedial sealant in Bun Othan from a team with over 20 years’ experience. Rated 4.9 on Google from 180+ five-star reviews.
- A second bead peeling off the first
- Wide, uneven beads that look worse than the old ones
- Sealant that came away because the surface wasn’t prepared
Do you need remedial sealant in Bun Othan?
A lot of failed joints have been sealed over rather than replaced. Silicone does not bond to silicone, so the top layer lifts and water and mould collect between the two.
People usually contact us after spotting one of these:
- Leaks that keep coming back after resealing
- Floor or wall movement joints that have failed
- Beads that never stuck properly
- A second bead peeling off the first
In the older streets around St Oran’s Chapel (Orsay), timber floors under older bathrooms flex, so joints need a sealant that moves with them.
What your quote should include
- How much experience the applicator has
- What insurance they hold
- Which colour the sealant will be
- Whether they seal over old material or remove it
Remedial sealant in Bun Othan, done properly
Water on the floor does not always mean failed silicone. Cracked trays, leaking wastes and faulty valves often look like a sealant problem. If that’s what we find, we will tell you rather than reseal something that will not fix it. We are often asked to deal with a second bead peeling off the first and mould trapped under a layer of silicone, on leaking tray & enclosure joints, failed movement joints and mouldy bath & shower sealant.
Bathrooms in smaller places like Bun Othan work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

How we quote for remedial sealant
We quote each job individually. This is what makes a difference:
- The old material and how stubborn it is
- How much there is to do
- Any working-time requirements on site
- The type of sealant required
The cost depends on how much there is to do, how hard the old material is to remove and access to the work. You’ll have a clear quote before any work starts.
What to tell us for a quote
When you contact us, it’s useful to know:
- Any access issues, like height or stairs
- The address or postcode of the job
- A few pictures by email, if you can
- How many joints, rooms or windows are involved
Call for a quick quote, or email us if that’s easier. Describe what needs sealing and we’ll explain what’s involved before giving you a price.
Can I do it myself?
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
Different surfaces, different methods
Windows & doors
Wrong-coloured or messy mastic can be replaced for appearance too, matched to the frame colour.
Leaking trays & enclosures
A cracked tray, failed valve or leaking waste needs a different fix. We will tell you what we find.
When it is not the sealant
In fairness, some problems need a different trade:
- A bath, tray or worktop that moves until it’s properly fixed
- Water damage behind tiles that needs a tiler
- Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before you book.

- Botched or over-sealed joints

Bun Othan homes and their sealant
Bun Othan is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
In and around Bun Othan, as anywhere, good remedial sealant starts with a clean, dry, properly prepared joint.

Why it’s worth doing now in Bun Othan
Remedial work takes longer than a straight reseal, but not by much: it takes a few hours, depending on how many layers have to come out. Compared with chasing the same leak every few months, it’s time well spent. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

What we do, step by step
There is not much for you to do on the day. Point us to the joints and we will get on with it. The work itself takes a few hours for most joints, depending on how much old sealant has to come out from start to finish. Somewhere like Bun Othan may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We protect the surfaces around the joint.
- Every layer of failed sealant is stripped out.
- The joint is degreased and checked for movement and leaks.
- New sealant goes in once the joint is dry, and is tooled smooth.
- You get the cure time and our view on why the joint failed.
Preparing for the visit
- Let us know about stairs, lifts or work at height
- Where the joints are inside, avoid wetting them before we arrive
- Tell us about any previous sealing or DIY attempts
