Common questions in Bun Othan
Do you cover Bun Othan for glazing silicone?
Yes. Our work covers the whole of Scotland, and Bun Othan is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing, and we’ll give you a clear quote.
Do you cover smaller places like Bun Othan?
Yes. Bun Othan is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
What do you put in the joint?
We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we will tell you what we’re using.
Which silicone is used for glass joints?
A neutral-cure glazing silicone that suits the glass and frame. Shower screens get anti-fungal silicone.
Will resealing stop my conservatory leaking?
If the water is coming in through failed sealant joints, yes. If the cause is the roof, a panel or a unit, we will say so.
Do you work for letting agents?
Yes, regularly. Several properties can be quoted together, and between tenancies is a good time for the work.
Do you take out the old sealant first?
Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.
Can I do it myself?
Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.
Glazing silicone for homes and businesses in Bun Othan
Across Bun Othan, we reseal glazing joints in homes, offices and hotels. Conservatories, rooflights, glass panels and shower screens are all part of the job. If you’re dealing with failed joints on frameless glass and water escaping where a screen meets the wall, we can help.
Older stone-built homes in Scotland often have sash and case or timber windows set in stone. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

What sealant work can’t fix
It helps to know what we cannot do too:
- Glass that needs replacing
- A sagging or failing conservatory roof
- Leaks from the roof covering or flashing (a roofer’s job)
If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer.
What we seal
- Shower screens
- Rooflights
- Glass-to-glass joints
- Glass-to-frame joints
- Conservatory frames
- Glass balustrade bases
Looking after it afterwards
Aftercare is simple, and it makes a real difference:
- Ventilate the conservatory to cut condensation
- Act on drips or damp patches early
- Inspect the sealant on glazing annually
- Do not use a blade near the sealant
Follow the cure time we give you before the joints get wet so the silicone can set properly. From then on, a mild glass cleaner is all it needs.
Do not leave lifting or mouldy silicone on glazing. Once it starts to peel, water gets behind it and the leak gets worse.
What we do, step by step
There’s no need to move everything out, just the space around the work. Everything nearby is protected, and the work takes a few hours for most jobs in most cases. For a place like Bun Othan, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- We trace the leak and confirm it’s a sealant joint.
- We remove the old sealant carefully.
- We clean the glass and frame so the new silicone bonds.
- A neutral-cure glazing silicone is applied and tooled.
- We check the finished joints and test with water where it’s safe.
Before we arrive
- Clear the area around the work
- Plan for the work area to be out of bounds to pets and children
- Mention any tricky access
How to get a quote
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints.
Advice
What affects the cost of glazing silicone
You will get a clear quote before any work starts. It’s based on:
- How much there is to do
- How easy the joints are to reach
- The old material and how stubborn it is
- How many rooms, windows or areas are involved
Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we will go through it with you.
What we need to know
To make quoting easier, let us know:
- A few photos by email, if you can
- The type of property
- Roughly how big the job is
- The address or postcode of the job
To get a quote, send an email to info@mrmastic.co.uk and tell us where the job is and what the problem looks like. You’ll have a clear quote before we start.
What glazing silicone looks like in Bun Othan
Bun Othan is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on glazing joints and frame seals, which can dry out and crack sooner where a building faces the weather. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.
In and around Bun Othan, as anywhere, good glazing silicone starts with a clean, dry, properly prepared joint. For an older house near a landmark such as St Oran’s Chapel (Orsay), the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.
Bun Othan (Gaelic: Port Wemyss) is in Argyll and Bute. From the centre of Bun Othan to the outskirts, glazing silicone is available for homes and businesses alike, from flats and houses to offices and hotels. Across Argyll and Bute, we cover 118 places, Bun Othan among them.
All of PA47 is within our area for glazing silicone, from the main roads to the quietest streets. If you need glazing silicone at a property on Main Street, Shore Street and An Cnoc or anywhere close by, our applicators can take on the job. Neighbouring places we cover for glazing silicone include Portnahaven (1 mile north), Port Charlotte (7 miles north-east), Bowmore (10 miles north-east), Imeraval (12 miles east) and Port Ellen (13 miles east). Remote and island addresses need a little more planning, so tell us where you are when you ask for a quote.

DIY sealant or a professional job?
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.

What else we do in Bun Othan
Leave it or put it right?
Silicone around glazing needs the right product. A general-purpose tube may not bond well or may react with the frame, so we use neutral-cure glazing silicone. In a place like Bun Othan, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.
There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please email us at info@mrmastic.co.uk and we will talk you through it.

Different surfaces, different methods
Conservatory frames
Exposed frame joints wear with the weather. Renewed sealant keeps water out.
Glass balustrade bases
The base joint is cut out and resealed. We do not install or replace glass.
