DIY sealant or a professional job?
If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so just mention it when you contact us.
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
Regrouting in Tradeston, done properly
Grout fills the gaps between tiles, while sealant goes where tiles meet a bath, tray or worktop. Once grout starts to crack or wash away, water has a way in behind the tiling. Our job is to rake it out and put new grout in, then reseal the corners and edges. If you are dealing with grout in a colour the owner wants to change and grout that makes sound tiles look old, we can help.
Tradeston is in one of Scotland’s four big cities, where many tenement bathrooms were fitted into rooms that weren’t built for them. Rooms like that are often small and slow to dry out, which is hard on sealant and grout.
A 12-month guarantee comes as standard, so you are not left on your own once the job is done.

What we do, step by step
Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes a few hours, or longer for a fully tiled room. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. For a job in Tradeston, tell us the floor, how the door entry system works and where we can park nearby.
- We agree the area to be regrouted and point out any loose tiles.
- Grout is raked out without chipping the tiles.
- Dust is cleared from every joint.
- The new grout goes in, then the tile faces are cleaned.
- We renew the silicone at the corners and edges.
Preparing for the visit
- Let us know about parking restrictions
- Let us know about earlier repairs to the joints
- Clear the area around the work

How to look after the new joints
Simple care keeps the joints in good condition. Our advice:
- Rinse soap off the tiles after each shower
- Stick to mild products for cleaning grout
- Open a window or run the fan to clear steam
- Look at the sealant in the corners now and then
Use a gentle cleaner on the grout with a soft brush. Keep harsh bleach and acid limescale removers away from it because they wear grout away.
Small problems with grout are quick to put right. Left for a few years, they can become a leak so it’s worth dealing with as soon as you spot it.
Leave it or put it right?
If tiles are loose, regrouting alone is not the answer. We point that out first, so you can decide what to do. On sound tiles, regrouting avoids the upheaval of a retile. Scottish rain finds any gap around a frame or wall joint, and in a tall building in Tradeston, damp can travel a long way before it shows.
What you pay reflects the work, not guesswork. That’s why we ask a few questions first.

What we cannot put right
Honest advice matters more to us than a booking, so here’s what new sealant will not do:
- Cracked or broken tiles
- A structure that flexes behind the tiles

Your questions about regrouting in Tradeston
Can a failed shower seal in a tenement flat in Tradeston leak into the flat below?
Yes. With flats above and below, a leak from a failed seal rarely stays in one flat. Cutting out the old sealant and laying a fresh bead puts a stop to it.
I let a flat near Glasgow Central station. Can you help?
Yes, we work for landlords and letting agents. You can send an email to info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before we start.
What does regrouting cost?
There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.
How long does the job take?
Typically it takes a few hours, or longer for a fully tiled room. Bigger jobs take longer.
Where do you work from?
Our base is Crawley, with over 20 years’ experience. Our area covers South East England, London and Scotland.
Do you regrout part of a bathroom, like the shower?
Yes, that is common. The shower usually fails first, so it’s often the only area that needs doing.
How long should I wait before showering?
It varies with the products and the room. We’ll tell you exactly how long when the job is done.
What sealant do you use?
We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we will explain our choice.
Surface by surface
Corners and edges
We reseal edges at the same time as regrouting, so everything is renewed at once.
Kitchen splashbacks
Splashback grout picks up grease and cooking stains. Once it’s stained, new grout is often the only fix.
Signs you need regrouting in Tradeston
Hard water and soap leave a film on grout and stick to it. In time the grout under it darkens and breaks down, which is when replacing it makes sense.
Any of these means the joints need attention:
- Grout washed out of a shower
- Grout in corners that has cracked
- Stained grout that cleaning won’t shift
- Grout that makes sound tiles look old
If you let a flat or house near Glasgow Central station, stained grout drags a rental down, and regrouting between lets puts that right.
Questions to ask before booking
