Regrouting for Tangmere homes and businesses

How we handle regrouting in Tangmere

Changing the grout colour is a simple way to update tiles. You might go from white to grey, or the other way round. Tell us what you have in mind when you ask for a quote. Typical jobs include floor grout that has worn and darkened and crumbling grout between the tiles, across bathroom floors, wet rooms and shower walls.

In and around Tangmere, older properties sit alongside newer ones. Older homes can move a little with the seasons, which is hard on tired sealant and rigid grout.

There’s a 12-month guarantee on every job, large or small.

What we do, step by step

We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a few hours, or longer for a fully tiled room. A visit to Tangmere is planned like any other: the time, the access and where to park are agreed in advance. Outdoor jobs depend on a dry day, since sealant needs a dry surface.

  1. First, we check for loose or hollow tiles and point out any we find.
  2. Old grout is raked out to a consistent depth without chipping the tiles.
  3. The joints are vacuumed and cleaned.
  4. New grout is worked into the joints and cleaned off the tile faces.
  5. We reseal the internal corners and edges with silicone.

How to prepare

  • For business premises, tell us about site rules or sign-in
  • For indoor joints, keep the area dry beforehand if you can
  • Tell us if parking is tricky

Why act early in Tangmere

It’s tempting to fill a few cracks yourself, but the patches often do not match, and the old grout keeps failing around them. Regrouting the whole area gives an even, lasting finish. Around Tangmere, water from a failed joint in an older home can soak into timber and plaster, which is far harder to put right than the sealant itself.

The cost reflects the work involved, not a rough estimate. That’s why we ask about the job first and give you a clear price before work begins.

Regrouting around Tangmere

There are hotels and other places to stay in and around Tangmere. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room. Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Homes close to St Andrew's Church include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them. Managing a site like Tangmere Primary Academy? Then we reseal washrooms and kitchens in schools and businesses as well as homes. Letting a property close to Chichester station? Then a regrout while the flat is empty is quicker than working around a tenant.

Your questions about regrouting in Tangmere

Will you come out to Tangmere?

Yes. Tangmere is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Do you work for landlords with property near Chichester station?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just ring 0345 464 0079 or send us an email with the address and what needs doing, and we will send you a clear quote.

Are you insured?

Yes. We are fully insured, and we can confirm the details when we quote.

Could my grout be a different colour after regrouting?

Yes. Because the old grout is raked out, the new colour goes all the way into the joint rather than sitting on top.

Are you ARBOMaster approved?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.

What if some of my tiles are loose?

If tiles are loose, something behind them has generally failed. Grout on its own will not fix that, and we will tell you before we start.

Is resealing included with regrouting?

We generally do. New grout beside old sealant wouldn’t look right and wouldn’t keep water out.

Do the sealants smell?

There can be a smell while the sealant cures. Ventilation helps.

When it is not the sealant

Before booking, it’s worth knowing the limits too:

  • Tiles that are chipped or split
  • A structure that flexes behind the tiles
  • A leaking shower valve or waste

If in doubt, ring 0345 464 0079 or email us and we will say what we think.

Surfaces we seal

  • Tiled floors
  • Bathroom wall tiles
  • Shower walls
  • Kitchen splashbacks
  • Bathroom floors
  • Wet rooms

Looking after it afterwards

A little care helps the new joints last. We recommend:

  • Do not ignore a tile that feels loose
  • Rinse the tiles after showering
  • Do not use strong acidic cleaners on grout
  • Run the extractor fan during and after a shower

Clean the grout with a mild bathroom cleaner and a soft brush. Keep harsh bleach and acid limescale removers away from it, as they can break grout down.

Grout that’s washing out of a shower shouldn’t be left. Every shower pushes more water into the gaps and it can end up in the wall or the ceiling below.

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

If you’ve already had a go yourself, that is fine. We cut it out and start again, so tell us about it when you ask for a quote.

For landlords and businesses

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

Failed sealant is one of the commonest items on a check-out report. Several properties can go on one quote.

What the job involves on each surface

Corners and edges

Corners flex as the building moves, so we seal them rather than grout them.

Wet rooms

Wet rooms have water across the floor, so good grout is important. We check for loose tiles before starting.
