Regrouting in Sanquhar

Bathrooms and kitchens in Sanquhar

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.

About our regrouting in Sanquhar

We take the old grout out to a consistent depth, taking care not to chip the tile edges. The joints are then vacuumed, regrouted and cleaned off, and the corners get fresh silicone. Typical jobs include good tiles let down by tired grout and dirty, worn grout on a tiled floor, across shower walls, tiled floors and kitchen splashbacks.

In and around a place like Sanquhar, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are generally the first signs.

All of our work is guaranteed for twelve months, in Sanquhar and everywhere else we cover.

DIY versus a professional finish

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

If you’ve already had a go yourself, that is fine. We cut it out and start again, so just mention it when you contact us.

Common problems we fix in Sanquhar

Hard water and soap leave a film on grout and stick to it. In time the grout under it darkens and breaks down, which is when replacing it makes sense.

Signs it’s time to call us include:

  • Grout stained black or orange that won’t clean
  • Floor grout that will not come clean
  • Crumbling grout between the tiles
  • Old grout in a dated colour

If you live in an older home near E.U. Congregational Church, walls and floors in older homes can move, and sealant and grout show it first.

What we do, step by step

On the day, we start by going over the job with you. Surfaces next to the work are protected before any work begins. Most jobs take a few hours for a shower enclosure, longer for a whole room. Outdoor work around Sanquhar depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. First we agree what’s being done and flag any loose tiles.
  2. Grout is raked out without chipping the tiles.
  3. The joints are cleaned out and vacuumed.
  4. We grout the joints and wipe the tiles clean.
  5. Internal corners and edges are resealed.

Getting ready for the visit

How we quote for regrouting

Jobs vary more than people expect. What affects the quote:

  • The type of sealant required
  • The size of the job
  • How much old sealant there is and how hard it is to remove
  • Any mould that needs treating

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we’ll explain what it covers.

What to tell us for a quote

Before you ask for a quote, have a think about:

  • Whether it has been sealed before
  • The problem you’ve noticed
  • The address or postcode of the job
  • The rough size of the job

Call for a quick quote, or send an email if you’d rather. Describe what needs sealing and we will explain what’s involved and give you a clear quote.

When something else is needed

Sealant is not the answer to every problem, and we’d rather say so up front. It won’t solve:

  • Tiles that have come away from the wall
  • Water coming from plumbing rather than grout
  • Movement in a stud wall or floor

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before you book.

Surfaces we seal

  • Wet rooms
  • Bathroom floors
  • Bathroom wall tiles
  • Kitchen splashbacks
  • Shower walls
  • Tiled floors

Leave it or put it right?

With regrouting, your tiles stay where they are. Retiling is a much bigger job: stripping, making good, new tiles and new grout, and often a few days without a shower. If the tiles are sound, regrouting is the simpler fix. In an older home around Sanquhar, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

Combining jobs into one visit is generally more efficient than separate visits. We will give you a clear price for the lot.

Sanquhar questions

Will you come out to Sanquhar?

Yes. Sanquhar is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Do you cover Sanquhar for regrouting?

Yes, Sanquhar is within the area we cover. We work across all of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear quote.

Can you seal over the old sealant?

No, it won’t last. It can look neat for a few weeks, but the new layer lifts away from the old one. The old sealant has to come out completely.

Do you guarantee regrouting?

There’s a 12-month guarantee on every job.

Is it worth trying it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.

What information do you need?

A short description and the location, plus pictures if you have them. We’ll ask anything else we need to know.

Are you an approved applicator?

Yes. We are approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.

Can you change the grout colour?

It can. With the old grout removed, the new colour fills the whole joint rather than sitting on top.

Keeping the joints in good condition

After the cure time, these simple habits help:

  • Use a soft brush rather than a wire one
  • Keep an eye on the silicone along the edges
  • Keep the fan on after showering
  • Get any tile that moves checked promptly

Use a gentle cleaner on the grout and a soft brush. Keep harsh bleach and acid limescale removers away from it, as they can break grout down.

Once grout cracks, it tends to get worse. Water gets in behind and the tiles can start to loosen and early regrouting can avoid a much bigger job.
