Regrouting in Longforgan

Our applicators work in Longforgan on raking out old, cracked or stained grout and regrouting tiled walls and floors. Old sealant removed completely, joints prepared properly.

  • Discoloured grout on otherwise sound tiles
  • Floor grout that has worn and darkened
  • Old grout in a dated colour

Regrouting for Longforgan homes and businesses

Leave it or put it right?

Patching a few joints can look like a quick win, but the patches often don’t match, and the old grout keeps failing around them. Doing the full area gives you one colour and sound joints throughout. In a place like Longforgan, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

Regrouting in Longforgan, done properly

Across Longforgan, we regrout tiled showers, bathrooms and kitchens. Out comes the old grout, the joints are cleaned and new grout goes in, finished with new silicone at the edges. If you are dealing with grout that’s cracking and breaking up and grout in corners that has cracked, we can put it right.

For a place like Longforgan, the job is the same as anywhere: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.

We stand behind the work with a 12-month guarantee.

When it isn’t the sealant

It helps to know what we can’t do too:

  • Leaks from pipes, valves or wastes (a plumber’s job)
  • A leaking wet room membrane
  • A structure that flexes behind the tiles

If you are not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before you book.

What happens on the day

When we get to you, we check the joints match what you told us. If anything is different, we explain it before carrying on. After that, the work takes anything from a few hours to a full day, depending on the area. For a place like Longforgan, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. Every tile area is checked for hollow or loose tiles first.
  2. The old grout is removed to an even depth.
  3. We vacuum the joints so the new grout bonds.
  4. New grout is pressed into the joints and the tiles are cleaned.
  5. We finish with silicone in the moving joints.

Before we arrive

  • Clear items away from the joints we’re working on
  • Tell us about any previous sealing or DIY attempts
  • On commercial sites, let us know about site rules

Longforgan homes and their sealant

Longforgan is within about 2 miles of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Sandstone tenements are a big part of Dundee’s housing, so a leaking seal can soon reach the neighbours below.

Rented homes near Invergowrie station change hands often, and stained grout drags a rental down, and regrouting between lets puts that right.

When to call us in Longforgan

A bathroom that stays damp keeps the grout wet, and damp grout is where mould grows. Black marks that come back after cleaning are often in the grout itself.

These are the problems we are asked about most:

  • A grout colour that no longer suits the room
  • Dirty, worn grout on a tiled floor
  • Corners filled with grout instead of silicone
  • Grout that is cracking and breaking up

For an older house near a landmark such as Longforgan Parish Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Questions from Longforgan

Can you do regrouting in Longforgan?

Yes. Our work covers the whole of Scotland, and Longforgan is part of that. You can email us at info@mrmastic.co.uk and let us know what needs doing.

I let a flat near Invergowrie station. Can you help?

Yes. We work for letting agents and landlords as well as homeowners. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear quote.

Will regrouting fix loose tiles?

Loose or hollow tiles are a sign of a problem behind them. Grout on its own will not fix that, and we’ll tell you before work begins.

Where are you based?

Our base is in Crawley, West Sussex, and we work across South East England, London and Scotland.

Should I try DIY first?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

Is it OK to seal over old sealant?

No, and we never do. It may look fine at first, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.

Can you work on commercial sites?

Yes, regularly. We can plan bigger jobs in stages to suit the site.

Could my grout be a different colour after regrouting?

Yes. It’s the ideal time to change it. Tell us the colour you’d like when you ask for a quote.

How the job changes by surface

Bathroom floors

Cracked floor grout can point to movement underneath. We check the tiles before regrouting.

Corners and edges

Edges are resealed while we’re there, so the whole area is finished together.

How we quote for regrouting

We quote each job individually. This is what makes a difference:

  • The number of rooms or windows
  • Whether the work is at height
  • The size of the job
  • The old material and how stubborn it is

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Ask us for a quote and we will go through it with you.

What we need to know

What to tell us when you ask for a quote:

  • How many joints, rooms or windows are involved
  • The type of property
  • The address or postcode of the job
  • Photos by email, if that is easy

Getting a quote is simple: let us know what needs doing and where. A few pictures by email make the job easier to understand, and we will come back to you with a quote.

DIY sealant or a professional job?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.
