Common problems we fix in Longforgan

Debris in the gutter keeps water sitting at the joints. Water that can’t drain works its way through a weak joint and leaks out.

People normally contact us after spotting one of these:

  • Leaking gutter joints and stop ends
  • Wet patches on the wall under a gutter joint
  • Trim joints where the sealant has failed
  • Quick sealant fixes on gutters that didn’t last

In the older streets around Longforgan Parish Church, an extension built onto an older house moves differently, and the joint between them takes the strain.

Questions to ask before booking

  • Whether all the old sealant comes out first
  • Whether VAT is included
  • What happens if they find a problem under the old sealant
  • How the colour is chosen

Gutter sealing for homes and businesses in Longforgan

A leaking gutter joint marks the wall and wets the ground underneath. Resealing the joint is often all it needs, as long as the gutter is sound. We work on roofline trims, soffit joints and uPVC fascias, and common reasons people get in touch are end caps that drip every time it rains and rain getting in around a garage door.

Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. On newer homes, the movement joints and roofline trims are what need watching.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

Garage door frames

The joint between frame and brickwork moves and weathers. An exterior sealant suits them.

uPVC fascias

Open fascia joints look untidy and can let water in. Sealing them closes the gap.

What affects the quote in Longforgan

Call for a quick quote. What matters most is:

  • How many areas need sealing
  • The number and length of the joints
  • Whether the work is at height
  • Whether there’s mould to deal with

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. You’ll know the price before we begin.

Helping us quote

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • A few photos by email, if you can
  • Where the property is
  • Access, such as stairs, a lift or height
  • Roughly how big the job is

Asking for a quote is easy: let us know what needs doing and where. A few photos by email make the job easier to understand.

What gutter sealing looks like in Longforgan

Longforgan is within about 2 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on gutter, fascia and roofline joints, especially on the side facing the sea. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

Rented homes near Invergowrie station change hands often, and a gutter joint that drips onto the wall can turn into a damp complaint, so it’s worth checking.

Longforgan is about 6 miles west of Dundee, in Dundee. We provide gutter sealing to homes and businesses in Longforgan. 50 places in Dundee are on our list, large and small. For nearby work, see our Dundee page.

The process

When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours, depending on the number of joints and the access. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. We find where the water is coming from and check the gutter is sound.
  2. The old sealant and dirt are cleaned out of the joint.
  3. We dry the joint so the new sealant can bond.
  4. A gutter sealant is applied to the joint.
  5. We check the run and clear debris near the joints.

How to prepare

  • Mention any leaks or damp you’ve noticed
  • Move anything stored near the joints
  • Mention if the joints have been sealed before

Leave it or put it right?

If the problem is a blocked downpipe, sealing will not help. We check the cause first and tell you if something else is needed. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we will go through it with you.

Should I try it myself first?

A DIY attempt does not rule out a professional job. We cut it out and start again.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

How to look after the new joints

Aftercare is simple:

  • Check that water runs out of the downpipes
  • Glance at the soffit joints now and then
  • Check the gutters during heavy rain
  • Get a dropping gutter looked at quickly

While checking gutters, glance at the fascia joints too. A small split is quicker to put right.

Early sealing limits how much water hits the wall. If we find a bigger problem, we’ll tell you.

Common questions in Longforgan

Will you come out to Longforgan?

Yes, we do. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Does the coastal weather in Longforgan affect outside sealant?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.

Does someone need to be in?

For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.

Do you do commercial work?

Yes. We work in offices, washrooms, hotels and other commercial premises. Working times can be discussed when we quote.

Can I add another job to the visit?

Yes. Tell us about everything you’d like done and we will quote it together.

What does gutter sealing cost?

There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.

How long should I leave it?

Most sealants are touch-dry well before they’re fully cured. We will give you the cure time for the product we used.

What do you put in the joint?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we’ll explain our choice.
