Regrouting in Lochranza
Regrouting across Lochranza and nearby, with old sealant always removed completely.
- Cracked or crumbling grout lines
- Good tiles let down by tired grout
- A grout colour that no longer suits the room
Regrouting in Lochranza
Our applicators rake out the old grout to an even depth, taking care not to chip the tile edges. The joints are then vacuumed, regrouted and cleaned off, and the corners get fresh silicone. If you have corners filled with grout instead of silicone and splashback grout that has darkened, we can help.
Being further from a city doesn’t change the work: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.
You’re covered for a year from the day we finish. If anything is not right with it, email us at info@mrmastic.co.uk.

Should I try it myself first?
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
Surface by surface
Shower walls
Most regrouting jobs include a shower. Cracked or missing grout here lets water behind the tiles.
Bathroom floors
Grout on a floor is walked on as well as wetted. It gets worn and dirty.
Landlord and commercial work in Lochranza
From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.
We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.
Lochranza homes and their sealant
Lochranza is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
In the older streets around Castlekirk, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. In and around Lochranza, as anywhere, good regrouting starts with a clean, dry, properly prepared joint.

Keeping the joints in good condition
A little care helps the new joints last. Our advice:
- Skip wire brushes and scourers
- Rinse soap off the tiles after each shower
- Get any tile that moves checked promptly
- Wipe water off the walls when you’re done
We’ll tell you when the area can be used again. Please follow it, and avoid scrubbing the new grout hard for the first few days.
Small problems with grout are quick to put right. Left, the same problem can let water through, so get it looked at when you notice it.
When something else is needed
We’d rather tell you now than do work that will not last, so here’s what sealant can’t put right:
- Tiles that have come away from the wall
- Movement in a stud wall or floor
- Waterproofing that has failed below the tiling
If you are not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer before booking.

What affects the cost of regrouting
You will get a clear quote before we start. It’s based on:
- Whether old sealant or filler has to be cut out
- How easy the joints are to reach
- The number and length of the joints
- How many areas need sealing
No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference.
What to tell us for a quote
You don’t need to know the technical terms. It helps if you can tell us:
- Any previous sealing or DIY work
- Whether it’s a home or a business
- Any access issues, like height or stairs
- What’s wrong with the joints now
We do not publish a price list, as no two jobs are quite the same. Instead, we send you a clear quote for your job. To get started, send an email to info@mrmastic.co.uk.

How the visit works
On the day, there’s very little for you to do. Show us the job and we will take it from there. The job generally takes a few hours, or longer for a fully tiled room. Outdoor work around Lochranza depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

Advice
Your questions about regrouting in Lochranza
Is regrouting in Lochranza guaranteed?
Every job comes with our 12-month guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.
Do you cover smaller places like Lochranza?
Yes, Lochranza is covered. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
I rent my home. Can I book you?
We’re happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.
Do you remove the old sealant?
Always. Sealing over old sealant is the main reason resealing fails early, so we never do it.
Are you fully insured?
Yes, we’re fully insured for every job we do.
Is it OK to seal over old sealant?
No, because it fails. The old sealant always comes out first.
What sealant do you use?
We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we will explain our choice.
Is there any odour?
Some sealants have a smell while they cure, but it fades. Ventilation helps.
