Your questions about regrouting in Pirnmill

Is regrouting in Pirnmill guaranteed?

All our work, in Pirnmill and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.

Is Pirnmill within the area you cover?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Do I need to be at home?

We need access to the joints, so we will agree that with you when we book. For inside work, that normally means someone being in.

What information do you need?

Only a few details: where it is, what you’ve noticed and how we reach it. After that, simply email us at info@mrmastic.co.uk.

How long does regrouting take?

Most jobs take a few hours for a shower enclosure, longer for a whole room, including preparation and clearing up. We’ll confirm how long when we quote.

Are you ARBOMaster approved?

Yes. We hold ARBOMaster approved applicator status and we are fully insured too.

Do you grout the corners?

Flexible sealant. Grout is for the joints between tiles and moving joints need sealant.

Will the old sealant be removed?

Yes. We cut out all the old sealant and clean the joint before applying anything new.

Regrouting in Pirnmill, done properly

We check the tiles before any grout comes out. If any tiles are loose or sound hollow, we tell you, because regrouting won’t fix what’s behind them. With sound tiles, regrouting is a tidy, lasting improvement. We work on bathroom floors, shower walls and bathroom wall tiles, and people most often call us about corners filled with grout instead of silicone and gaps where the shower grout has gone.

For a place like Pirnmill, the job is the same as anywhere: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.

We guarantee the work for a year. If something is not right with it in that time, tell us and we will put it right.

Corners and edges

We reseal edges at the same time as regrouting, so everything is renewed at once.

Bathroom floors

If floor grout keeps cracking, the floor may be moving. We check the tiles before regrouting.

What regrouting looks like in Pirnmill

Pirnmill is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

For an older house near a landmark such as Pirnmill Church Of Scotland, timber floors under older bathrooms flex, so joints need a sealant that moves with them. Around Pirnmill, as everywhere, regrouting is only as good as the preparation behind it.

Pirnmill is about 23 miles west of Saltcoats, in North Ayrshire. We provide regrouting to homes and businesses in Pirnmill and the surrounding area, as part of our work across North Ayrshire. Work for landlords, hotels and businesses

In hotels, rooms out of use cost money, so the work can be planned room by room. We have worked in hotels as well as homes and businesses.

For anyone letting property in or around Pirnmill, several properties can be quoted together. Just tell us the addresses and what each one needs, and photos by email help.

Why deal with it now?

Patching a few joints can look like a quick win, but patched grout rarely matches the rest, and the old grout keeps failing around them. Regrouting the whole area gives an even, lasting finish. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

We don’t show prices on the website, because each job is priced on what it involves. For a quick quote, please drop us a line at info@mrmastic.co.uk.

What sealant work can’t fix

In fairness, some problems need a different trade:

  • A structure that flexes behind the tiles
  • A leaking wet room membrane
  • Cracked or broken tiles

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.

What we seal

  • Shower walls
  • Bathroom wall tiles
  • Bathroom floors
  • Wet rooms
  • Tiled floors
  • Kitchen splashbacks

Can I do it myself?

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Aftercare tips

To keep the joints looking good and working properly:

  • Give the walls a quick rinse after use
  • Run the extractor fan during and after a shower
  • Wipe or squeegee the shower walls
  • Get any tile that moves checked promptly

We will tell you when the area can be used again. Stick to that time, and go gently on the grout at first.

Tiles can come away if failed grout is left. By then, new grout alone isn’t enough, so it’s worth acting early.

How it works

There’s no need to move everything out, only the area right around the joints. Everything nearby is protected, and the work takes anything from a few hours to a full day, depending on the area for a typical job. For a place like Pirnmill, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. Every tile area is checked for hollow or loose tiles first.
  2. We rake out the grout evenly, protecting the tile edges.
  3. The joints are vacuumed clean.
  4. New grout is pressed into the joints and the tiles are cleaned.
  5. We finish with silicone in the moving joints.

Before we arrive

  • Clear items away from the joints we’re working on
  • For business premises, tell us about site rules or sign-in
  • Tell us about access, such as stairs, a lift or high-level joints
