Regrouting in Lagness
Regrouting across Lagness and nearby, with every bit of old sealant taken out first and a 12-month guarantee.
- Floor grout that has worn and darkened
- Greasy, stained grout behind the hob
- Grout that stays dark however much it’s cleaned
About our regrouting in Lagness
Our applicators rake out the old grout to an even depth, taking care not to chip the tile edges. The joints are then vacuumed, regrouted and cleaned off, with silicone renewed in the corners. Typical jobs include good tiles let down by tired grout and kitchen splashback grout stained by grease, across tiled floors, bathroom floors and kitchen splashbacks.
Somewhere as small as Lagness, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.
You’re covered for a year from the day we finish. If anything isn’t right with it, call 0345 464 0079 or send us an email.

DIY versus a professional finish
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
For landlords and businesses
For anyone letting property in or around Lagness, several properties can go on one quote. Just tell us the addresses and what each one needs, and pictures by email help.
We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.
Different surfaces, different methods
Corners and edges
We reseal edges at the same time as regrouting, so the whole area is finished together.
Wet rooms
Wet rooms have water across the floor, so sound grout really matters. We check the tiles first.
Common questions in Lagness
Do you cover Lagness for regrouting?
Yes. We work across London and the South East, and Lagness is part of that. You can phone 0345 464 0079 or drop us an email and tell us what needs doing, and we’ll send you a clear quote.
Will you come out to Lagness?
Yes, smaller places are covered as well as towns. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Do you reseal at the same time?
Normally we do both. Grout and sealant do different jobs, so we renew both and include it in your quote.
Do you grout the corners?
Corners get silicone, not grout. They flex and grout cannot take that movement.
Can I do it myself?
You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it doesn’t work out, we can redo it.
Where do you work from?
Our base is Crawley, with over 20 years’ experience. We work across South East England, London and Scotland.
Will the old sealant be removed?
Yes, always, and completely. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.
Can you quote for more than one area?
Yes, we can. Several rooms, windows or areas can go on one quote.
When something else is needed
In fairness, some problems need a different trade:
- Failed tanking or waterproofing under the tiles
- Loose tiles, which need refixing first
- A floor or wall that keeps moving
Not sure which it is? You can call 0345 464 0079 or email us and we’ll tell you honestly.

The process
Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, carry out the job and clear up. It normally takes a few hours for a shower enclosure, longer for a whole room. For a village or hamlet like Lagness, the journey is planned in advance: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.
- We check the tiles for any that are hollow or loose.
- The old grout is removed to an even depth.
- We vacuum the joints so the new grout bonds.
- New grout is pressed into the joints and the tiles are cleaned.
- We finish with silicone in the moving joints.
Before we arrive
- Try not to wet indoor joints just before the visit
- Let us know about stairs, lifts or work at height
- Mention if the joints have been sealed before

Related advice
What affects the cost of regrouting
For a quick quote, just ask. The main things that affect it are:
- Access and height
- Any working-time requirements on site
- The amount of work
- Mould in or behind the old joints
A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re unsure, ring 0345 464 0079 or email us and we will give you an honest view and a quote.
What to tell us for a quote
There’s no need for technical detail. Just tell us:
- Any previous sealing or DIY work
- Photos by email, if that is easy
- If it’s domestic, commercial or a hotel
- What the problem is, such as mould, gaps, leaks or cracking
Asking for a quote is easy: let us know the job and the location and its rough size. Photos by email help us understand the job.
Keeping the joints in good condition
After the cure time, these simple habits help:
- Keep the fan on after showering
- Do not ignore a tile that feels loose
- Use a squeegee on the tiles after showering
- Don’t use strong acidic cleaners on grout
If a tile starts to feel loose, get it looked at early. Movement will crack the new grout and lets water in.
Small problems with grout are quick to put right. Left, the same problem can let water through, so get it looked at when you notice it.
Bathrooms and kitchens in Lagness
Lagness is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Most of the South East has hard water, which leaves limescale on sealant, grout and fittings.
If you let a flat or house near Bognor Regis station, a regrout while the flat is empty is quicker than working around a tenant. Schools such as Rose Green Junior School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes. For an older house near a landmark such as Church of St Giles, walls and floors in older homes can move, and sealant and grout show it first.
