Glazing silicone in Lagness

Glazing silicone in Lagness

We renew glazing silicone on conservatories, rooflights and glass panels, as well as frameless shower screens and glass balustrade bases. Each joint is cut out, cleaned and resealed. If you have shower screens leaking along the wall or tray and sealant that was laid over old silicone and failed, we can help, on glass-to-glass joints, glass balustrade bases and shower screens alike.

In a village or hamlet like Lagness, older cottages and farmhouses often have timber windows set in stone or brick. Not every older frame suits a modern silicone bead, so the sealant has to be chosen to suit the building.

We stand behind the work with a 12-month guarantee, so you are not left on your own once the job is done.

For landlords and businesses

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we will quote.

For anyone letting property in or around Lagness, several properties can be quoted together. Send us the addresses and the work at each, and photos by email help.

How it works

The work is kept neat and contained to the joints we’re treating, so you can get on with your day. The job normally takes a few hours for most jobs. Somewhere like Lagness needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. First we agree the joints to be done.
  2. Old sealant is removed from the glass and frame.
  3. We clean and prepare the joint.
  4. New glazing silicone goes in and is finished neatly.
  5. The joints are checked before we leave.

How to prepare

Keeping the joints in good condition

So the new joints stay in good condition:

  • Wipe the screen down after showering
  • Clean glass with a mild cleaner and a soft cloth
  • Look over the glazing joints once a year
  • Don’t use a blade near the sealant

Don’t use blades or scrapers near the bead when cleaning the glass. Stick to a soft cloth.

Damp patches, drips and condensation along a joint are worth checking. It may be sealant, or something else and we’ll find out which.

DIY versus a professional finish

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.

Leave it or put it right?

Topping up old silicone can look like a fix, but silicone doesn’t stick to silicone, and the leak usually returns. A proper reseal is the lasting answer. Where a wall is exposed, as many are in small places like Lagness, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.

Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all make a difference.

Common questions in Lagness

Can you help a landlord with a rental near Bognor Regis station?

Yes, landlords and agents are among the people we work for. You can ring 0345 464 0079 or drop us an email with the details for a clear quote.

Will you come out to Lagness?

Yes, we do. Our work covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Are you ARBOMaster approved?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

Does someone need to be in?

We need access to the joints, so we will agree that with you when we book. Indoors, that generally means someone at home.

Can a conservatory leak be sealed?

In many cases, as long as sealant is the cause. We trace the leak first, so you know what you’re paying for.

Can you reseal a frameless shower screen?

Yes. We remove the old sealant and reseal the wall and tray joints.

How long does the job take?

Most jobs take a few hours, depending on how many joints need doing. We’ll confirm how long when we quote.

Is there any odour?

Some sealants have a smell while they cure, which fades as it sets. Opening a window helps.

Signs you need glazing silicone in Lagness

Shower screen silicone gets wet every day. Mould grows into the bead and the edges begin to peel.

Common reasons people contact us are:

  • Water running down inside the glass
  • Glass-to-glass joints that have split
  • A quick top-up bead that didn’t last
  • Water getting into a conservatory at the joints

Rented homes near Bognor Regis station change hands often, and leaking glazing joints, shower screens or conservatory seals are worth sorting between tenancies.

Windows and doors in Lagness

Lagness is within about 2 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on glazing joints and frame seals, which can dry out and crack sooner where a building faces the weather. Historic houses like Goodwood House (about 4.9 miles north) are a reminder that the area around Lagness has older buildings as well as new. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window.

Managing a site like Rose Green Junior School? Then its window and door frames need their mastic kept sound, just like a home’s. In the older streets around Church of St Giles, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.
