What affects the quote in Laggan

We do not publish a price list, because jobs vary so much. What we look at:

  • The number and length of the joints
  • How much old sealant there is and how hard it is to remove
  • The product the joint needs
  • Access and height

Doing several joints on one visit is normally more efficient than separate visits. We’ll send you a clear quote for the lot.

What to tell us for a quote

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • Where the property is
  • Whether it has been sealed before
  • Photos by email, if that’s easy
  • The rough size of the job

A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and add photos by email if you can.

Regrouting in Laggan, done properly

Grout fills the gaps between tiles, and sealant is what goes along the bath, tray or worktop. When grout cracks or washes out, water can get in behind the tiles. Our job is to rake it out and put new grout in, then reseal the corners and edges. If you have splashback grout that has darkened and crumbling grout between the tiles, we can put it right, whatever the surface.

In and around a place like Laggan, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

We stand behind the work with a one-year guarantee.

Can I do it myself?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Laggan: your questions answered

Will you come out to Laggan?

Yes, Laggan is covered. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Is there a guarantee on regrouting in Laggan?

All our work, in Laggan and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.

How much does regrouting cost in Laggan?

We don’t publish prices, because the cost depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

Can you change the grout colour?

Yes, plenty of people choose to. A darker grout hides marks better and lighter grout gives a fresher look.

Do you work for letting agents?

Yes, regularly. Several properties can go on one quote.

What should I tell you?

Just the basics: where it is, what you’ve noticed and how we reach it. Then send an email to info@mrmastic.co.uk.

Do you grout the corners?

We seal corners with silicone. They move slightly, and grout there cracks.

Do you regrout part of a bathroom, like the shower?

We can. We’ll check the other tiled areas as well and tell you if anything else needs attention.

How the job changes by surface

Wet rooms

New grout in a wet room keeps the surface sound. It can’t fix waterproofing below the tiles.

Shower walls

Showers put more water on grout than anywhere else. We replace it and renew the silicone at the edges.

Regrouting in Laggan: local notes

Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out.

Around Laggan, as everywhere, regrouting is only as good as the preparation behind it.

Laggan is about 37 miles south-west of Inverness, in Highland. Common problems we fix in Laggan

Most grout is porous, so it soaks up water, soap and dirt. Given time, it discolours and begins to break down and showers that get daily use suffer most.

These are the problems we are asked about most:

  • Shower grout that has worn away
  • Stained grout that cleaning won’t shift
  • Grout in corners that has cracked
  • Crumbling grout between the tiles

For an older house near a landmark such as South Laggan Church, walls and floors in older homes can move, and sealant and grout show it first.

Before booking anyone

  • Whether they’re fully insured
  • Who does the work, and how experienced they are
  • Whether they seal over old material or remove it
  • Whether the sealant suits the joint

Choosing a sealant specialist

How it works

You don’t need to clear the whole room or building before we come, only the area right around the joints. Everything nearby is protected, and the job takes anything from a few hours to a full day, depending on the area in most cases. Outdoor work around Laggan depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. We check the tiles for any that are hollow or loose.
  2. We rake out the grout evenly, protecting the tile edges.
  3. We vacuum the joints so the new grout bonds.
  4. We regrout the joints and clean the tile faces.
  5. Silicone goes into the corners and along the edges.

Looking after it afterwards

So the new joints stay in good condition:

  • Get any tile that moves checked promptly
  • Open a window or run the fan to clear steam
  • Don’t use strong acidic cleaners on grout
  • Skip wire brushes and scourers

Give the new grout the time we tell you before using the shower, so it can harden properly. From then on, a quick rinse after showering helps and keep the room ventilated.

If grout in the shower is washing out, act soon. Every shower pushes more water into the gaps and it can end up in the wall or the ceiling below.
