Window mastic in Laggan
Homes in Laggan have every kind of window: uPVC, aluminium, timber and composite, plus patio doors, French doors and sills. Each gets a sealant chosen for the frame and the wall it meets. If you have draughts coming in around windows and doors and draughty joints inside around the window, we can put it right, whatever the surface.
Outdoor sealant needs a dry surface, so window work around Laggan is planned around the weather. Tell us about access to all the windows and doors, upstairs included.
The work is covered for a year after we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

Laggan homes and the weather
The west of Scotland is wetter than the east, so there’s plenty of rain for the mastic around window and door frames to keep out. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.
In the older streets around South Laggan Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. In and around Laggan, as anywhere, good window mastic starts with a clean, dry, properly prepared joint.
Laggan is about 37 miles south-west of Inverness, in Highland. If you need window mastic in Laggan, please drop us a line at info@mrmastic.co.uk for a quick quote. Surface by surface
Patio & French doors
Heavy door frames can move more than windows. The sealant must cope with it without cracking.
Composite doors
Draughts round the door leaf usually come from worn seals or adjustment, not the mastic. We’ll tell you if that is what we find.
Why it’s worth doing now in Laggan
Draughts and leaks don’t always mean new windows. If the frames and glass are in good order, resealing the joints is often all that is needed. If we find failed glass units or worn seals, we’ll tell you. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Combining jobs into one visit generally makes better use of the time than several visits, so tell us about everything that needs sealing. We will send you a clear quote for the lot.

Can I do it myself?
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
When something else is needed
To be straight with you, there are a few things sealant won’t fix:
- Rotten timber, which needs a joiner first
- Worn gaskets, brush seals or a door that has dropped
- Misting between the panes of a double-glazed unit (that needs a new unit)
Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.

Laggan: your questions answered
Will you come out to Laggan?
Yes. Laggan is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Is Laggan in your area for window mastic?
Yes. Our work covers the whole of Scotland, and Laggan is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear price.
Do you work on first-floor windows?
Yes, as long as they can be reached safely. Let us know about access when you ask for a quote so we can plan the job.
Can you do several jobs on one visit?
Of course. Combining jobs makes good use of the visit, so mention them when you ask for a quote.
I’m a tenant. Can you help?
We are happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.
Is it worth trying it myself?
Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.
Do you hold any approvals?
Yes. We’re an ARBOMaster approved applicator, which is run for the Arbo sealant brand.
Do you have sealant for grey or black windows?
Yes, we choose a colour to suit the frame. Grey and black frames get grey or black sealant, and wood-effect frames usually suit brown.
Looking after it afterwards
Simple care keeps the joints in good condition. We recommend:
- Keep solvents and bleach off the sealant
- Keep timber frames painted
- Do not paint over the silicone
- Make sure the drainage slots are not blocked
Keep the new mastic undisturbed while it cures, for as long as we advise. Don’t point a pressure washer at the joints.
Look out for the warning signs: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. If you notice one, it’s time to get the joint looked at.
The process
Good joint work is mostly preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it usually takes a few hours for a few frames, or a day or more for a whole house. Around Laggan, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- Each frame is looked over and we agree which ones need resealing.
- The old mastic is cut out and scraped back to clean surfaces.
- Deep gaps get closed-cell backing rod to set the depth.
- A flexible exterior sealant is applied in a colour to suit the frame.
- Every joint is tooled smooth and checked before we leave.
Before we arrive
- Move anything stored near the joints
- Let us know if you’ve seen damp or leaks
- Keep pets and children clear of the area while we work
