Regrouting in Hillesden
Before we start, the tiles are checked. If any tiles are loose or sound hollow, we tell you, since new grout can’t fix a problem underneath. With sound tiles, regrouting is a tidy, lasting improvement. We are often asked to deal with greasy, stained grout behind the hob and shower grout that has worn away, on tiled floors, shower walls and bathroom floors.
Homes around Hillesden are mostly houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. Sealant and grout wear out here just as they do anywhere: old material cut out, joints cleaned and a fresh finish laid.
You get a one-year guarantee, the same in Hillesden as everywhere else we work.

Do you need regrouting in Hillesden?
Grout that was put in corners cracks as the bath or tray moves. They need flexible sealant, and when they aren’t, water gets in.
Any of these means the joints need attention:
- Gaps where the shower grout has gone
- Dirty, worn grout on a tiled floor
- Splashback grout that has darkened
- Good tiles let down by tired grout
In and around Hillesden, as anywhere, good regrouting starts with a clean, dry, properly prepared joint.
Questions to ask before booking

Work for landlords, hotels and businesses
We also work for property managers and facilities teams. Several sites can go on one quote.
Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. We can quote for more than one property at once.
What affects the quote in Hillesden
For a quick quote, just ask. What matters most is:
- Which sealant suits the joint
- The old material and how stubborn it is
- How much there is to do
- How many areas need sealing
No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference.
Asking for a quote
When you contact us, it’s useful to know:
- The problem you’ve noticed
- How many joints, rooms or windows are involved
- Any access issues, like height or stairs
- A few photos by email, if you can
Asking for a quote is easy: let us know the job and the location, and roughly how big it is. A few photos by email make the job easier to understand, and we’ll take it from there.
Regrouting in Hillesden: local notes
Most of the South East has hard water, which leaves limescale on sealant, grout and fittings.
For an older house near a landmark such as Church of All Saints, walls and floors in older homes can move, and sealant and grout show it first.

Questions from Hillesden
Is Hillesden within the area you cover?
Yes, Hillesden is covered. Our work covers London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.
What guarantee comes with regrouting in Hillesden?
Every job comes with our one-year guarantee, wherever it is. We’re also fully insured and ARBOMaster approved.
How long will you be here?
Typically it takes a few hours, or longer for a fully tiled room. Larger jobs naturally take longer.
Do the sealants smell?
It depends on the product. Some smell for a while, some hardly at all.
Is resealing included with regrouting?
In most cases, yes. Corners and edges need flexible silicone, and it makes sense to renew both together.
What should I tell you?
Just the basics: where it is, what you’ve noticed and how we reach it. Then phone 0345 464 0079 or send us an email.
Can I add another job to the visit?
Of course. Doing several areas at once is usually more efficient.
Can tenants book the work?
We are happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.
What happens on the day
All our tools and materials come with us in the van. After a quick look at the joints together, the area is protected and the work begins. It normally takes a few hours for a shower enclosure, longer for a whole room. In a small place like Hillesden, access is generally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- We check the tiles for any that are hollow or loose.
- The old grout is removed to an even depth.
- The joints are vacuumed clean.
- New grout is pressed into the joints and the tiles are cleaned.
- Silicone goes into the corners and along the edges.
Getting ready for the visit
- Mention if the joints have been sealed before
- Try not to wet indoor joints just before the visit
- Tell us about any water getting in

DIY sealant or a professional job?
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.
How to look after the new joints
No joint lasts for ever, but care makes a real difference. Our tips:
- Don’t ignore a tile that feels loose
- Wipe water off the walls when you are done
- Rinse the tiles after showering
- Clean grout with a mild bathroom cleaner
Keep an eye on the silicone in the corners. Corners flex, so the sealant there will need renewing in time.
Small problems with grout are quick to put right. Left for a few years, they can become a leak so it’s worth dealing with as soon as you spot it.
