How we handle regrouting in Hilden Park

Stained, crumbling or cracked grout can make a sound bathroom look tired. With regrouting, the tiles stay and only the grout is renewed, so nothing is ripped out. We work on bathroom wall tiles, tiled floors and kitchen splashbacks, and the jobs we see most are good tiles let down by tired grout and dirty, worn grout on a tiled floor.

Being in a small place like Hilden Park makes no difference to the job itself: it just means planning the journey and access beforehand. In the bathroom or kitchen, the work is the same as in any town.

Our work is backed for twelve months.

Landlords, agents and businesses in Hilden Park

Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.

Questions from Hilden Park

I let a flat near Hildenborough station. Can you help?

Yes, we work for landlords and agents. You can ring 0345 464 0079 or email us with the address and a few details, and we will give you a fixed price before we start.

Can you do regrouting in Hilden Park?

Yes, Hilden Park is within the area we cover. Our work covers London and the South East. You can call 0345 464 0079 or email us and let us know what needs doing, and we will send you a clear quote.

Are you ARBOMaster approved?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.

Which products do you use?

Products from Arbo and Everbuild, among others, picked for each joint. We explain the product when we quote.

Do you reseal at the same time?

Most of the time, yes. Grout and sealant do different jobs, so both are renewed and it’s all in the quote.

Is it messy?

No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.

Do you do commercial work?

Yes. Commercial and hotel work is a large part of what we do. Working times can be discussed when we quote.

Should I try DIY first?

It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

Regrouting around Hilden Park

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Rented homes near Hildenborough station change hands often, and clean grout and fresh sealant between tenancies make a bathroom look cared for again. For an older house near a landmark such as Parish Church of St John, timber floors under older bathrooms flex, so joints need a sealant that moves with them. If you look after a building such as Stocks Green Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Looking after it afterwards

After the cure time, these simple habits help:

  • Wipe or squeegee the shower walls
  • Use a soft brush rather than a wire one
  • Stick to mild products for cleaning grout
  • Have loose tiles looked at early

A squeegee or cloth over the tiles after use stops soap and water sitting on the grout. Run the extractor fan or open a window to help it dry out.

Leaving failed grout can mean tiles come loose. By then, new grout alone isn’t enough so early action pays.

What happens if it’s left?

With regrouting, your tiles stay where they are. Retiling means stripping the walls, making good and choosing new tiles, and often a few days without a shower. If the tiles are sound, regrouting is the simpler fix. Older cottages and farmhouses around Hilden Park can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Ask us for a quote and we will go through it with you.

Should I try it myself first?

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

When it is not the sealant

Some problems need a builder, plumber or other trade rather than us:

  • A floor or wall that keeps moving
  • Tiles that are chipped or split
  • Waterproofing that has failed below the tiling

Not sure which it is? You can phone 0345 464 0079 or send us an email and we’ll tell you honestly.

How we quote for regrouting

Your quote is based on your job. We look at:

  • The size of the job
  • How many areas need sealing
  • The type of sealant required
  • How easy the joints are to reach

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

Asking for a quote

What to tell us when you ask for a quote:

  • Access, such as stairs, a lift or height
  • Photos by email, if that is easy
  • The address or postcode of the job
  • The rough size of the job

Need a quote? Please ring 0345 464 0079 or email us with a few details. We will explain what we’d do and send you a clear quote before we start.

What we do, step by step

Good joint work is mostly preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it generally takes a few hours, or longer for a fully tiled room. For a village or hamlet like Hilden Park, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. Every tile area is checked for hollow or loose tiles first.
  2. We rake out the grout evenly, protecting the tile edges.
  3. We vacuum the joints so the new grout bonds.
  4. New grout is pressed into the joints and the tiles are cleaned.
  5. Silicone goes into the corners and along the edges.

How to prepare

  • Mention any sign-in or site rules at work premises
  • Mention if the joints have been sealed before
  • Clear items away from the joints we are working on
