How we handle regrouting in Foley Park

A grout colour change can freshen a room without retiling. Light grout can go darker to hide marks, or the other way round. Just mention the colour you’d like when you ring 0345 464 0079 or send us an email. Common call-outs are for kitchen splashback grout stained by grease and cracked grout along the bath or tray, across tiled floors, wet rooms and kitchen splashbacks.

Around Foley Park, you’ll mostly find houses and bungalows, from older cottages to newer builds. Bathrooms and kitchens here get the same daily wear as anywhere, and the sealant and grout show it first.

Every job is covered by our 12-month guarantee.

What we’re called out for in Foley Park

When tiles or the wall behind them move, the grout cracks. That can be a loose tile, a flexing floor or a stud wall, so we check the tiles before any work starts.

People usually contact us when they notice something like this:

  • Cracked or crumbling grout lines
  • Stained grout that cleaning will not shift
  • Shower grout that has worn away
  • Floor grout that has worn and darkened

Managing a site like St Paul's Infant School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

What to look for in a quote

  • Which colour the sealant will be
  • Who does the work, and how experienced they are
  • Whether VAT is included
  • What product goes in the joint

10 questions to ask before you book

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly.

Honest limits

In fairness, some problems need a different trade:

  • Leaks from pipes, valves or wastes (a plumber’s job)
  • Tiles that have come away from the wall
  • A leaking wet room membrane

If you are not sure, just phone 0345 464 0079 or send us an email and we will give you a straight answer.

FAQs for Foley Park

I let a flat near Maidstone East station. Can you help?

Yes, landlords and agents are among the people we work for. Just ring 0345 464 0079 or drop us an email with the address and what needs doing, and we will give you a clear quote.

Do you cover smaller places like Foley Park?

Yes. Foley Park is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Do you grout the corners?

Corners get silicone, not grout. They move slightly, and grout there cracks.

Can you do several jobs on one visit?

Yes. Just list everything you need and we’ll quote it together.

Do you work for hotels and businesses?

Yes. We have worked for hotels, offices and other businesses, and we are fully insured.

Is the work guaranteed?

Our one-year guarantee applies to all our work, and we are fully insured.

How long will you be here?

That depends on the amount of work, but as a guide it takes anything from a few hours to a full day, depending on the area. We’ll give you a better idea when we quote.

Will there be a smell?

There can be a smell while the sealant cures, but it fades. Opening a window helps.

What affects the cost of regrouting

The price is agreed before any work begins. It takes into account:

  • Mould in or behind the old joints
  • Access and height
  • The number of rooms or windows
  • The type of sealant required

The cost depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. You will have a clear quote before any work starts, so you know where you stand.

What to tell us for a quote

To make quoting easier, please include:

  • If it’s domestic, commercial or a hotel
  • Photos by email, if that’s easy
  • What’s wrong with the joints now
  • Any previous sealing or DIY work

To get a quote, call 0345 464 0079 or drop us an email with the location and a short description of the problem. You will have a clear quote before work begins.

The process

On the day, we look over the joints with you first, so you know exactly what we’re doing. We protect the surfaces around the joints before any work starts. Most jobs take a few hours, or longer for a fully tiled room. A visit to Foley Park is planned like any other: the time, the access and where to park are agreed in advance. If the work is outside, the weather plays a part, as sealant needs a dry surface.

  1. We check the tiles for any that are hollow or loose.
  2. We rake out the grout evenly, protecting the tile edges.
  3. We vacuum the joints so the new grout bonds.
  4. We regrout the joints and clean the tile faces.
  5. Silicone goes into the corners and along the edges.

Preparing for the visit

  • Let us know about earlier repairs to the joints
  • Let us know if you’ve seen damp or leaks
  • Tell us about access, such as stairs, a lift or high-level joints

How to look after the new joints

No joint lasts for ever, but care makes a real difference. A few tips:

  • Look at the sealant in the corners now and then
  • Open a window or run the fan to clear steam
  • Give the walls a quick rinse after use
  • Keep harsh bleach and acid cleaners off the grout

We’ll tell you when the area can be used again. Please follow it, and go gently on the grout at first.

Once grout cracks, it tends to get worse. Water gets behind the tiles, and they can begin to come away and early regrouting can avoid a much bigger job.

For landlords and businesses

We work for landlords and letting agents as well as householders. Resealing between tenancies keeps a property looking cared for before the next move-in.

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.
