Regrouting in Chapelhall

A grout colour change can freshen a room without retiling. You might go from white to grey or back again. Tell us what you have in mind when you ask for a quote. We work on bathroom wall tiles, bathroom floors and wet rooms, and common reasons people get in touch are shower grout that has worn away and good tiles let down by tired grout.

In and around a place like Chapelhall, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

All our work is covered by a 12-month guarantee, wherever you are in North Lanarkshire.

Landlord and commercial work in Chapelhall

Whether it’s one flat or a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.

Surface by surface

Kitchen splashbacks

We can regroute a splashback with the kitchen left in place. The worktop edge is finished with silicone.

Bathroom floors

Cracked floor grout can point to movement underneath. We look for loose tiles first.

The process

All our tools and materials come with us in the van, so there’s nothing for you to buy. Once we have agreed what’s being done, we protect the area and start. Most jobs take a few hours, or longer for a fully tiled room. Around Chapelhall, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We check the tiles are sound and flag any that are loose or hollow.
  2. We rake out the old grout to an even depth, taking care of the tile edges.
  3. The joints are vacuumed and cleaned.
  4. We fill the joints with new grout, then clean the tiles.
  5. The corners and edges get new silicone, because grout there would crack.

Before we arrive

  • On commercial sites, let us know about site rules
  • Mention any tricky access
  • Where the joints are inside, avoid wetting them before we arrive

Related advice

Can I do it myself?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Chapelhall homes and their sealant

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.

In the older streets around St Aloysius Church, older homes can move a little, which is hard on rigid grout and tired sealant. If you let a flat or house near Drumgelloch station, clean grout and fresh sealant between tenancies make a bathroom look cared for again. If you look after a building such as Brannock High School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

How we quote for regrouting

For a quick quote, just ask. What matters most is:

  • Access and height
  • The number and length of the joints
  • The type of sealant required
  • Whether old sealant or filler has to be cut out

There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote and we will talk you through it.

What we need to know

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • Pictures of the joints, sent by email
  • The type of property
  • What the problem is, such as mould, gaps, leaks or cracking
  • Any previous sealing or DIY work

It all starts with a short chat. Describe the problem, the location and the size of the job. When it suits you, drop us a line at info@mrmastic.co.uk.

Looking after it afterwards

A little care helps the new joints last. We recommend:

  • Rinse the tiles after showering
  • Open a window or run the fan to clear steam
  • Check the corner silicone every few months
  • Have loose tiles looked at early

Check the corner silicone now and then. It’s the part that moves, so it’s generally the first thing to need attention.

Small problems with grout are quick to put right. Left for a few years, they can become a leak, so get it looked at when you notice it.

Chapelhall questions

Is Chapelhall in your area for regrouting?

Yes. Our work covers the whole of Scotland, and Chapelhall is part of that. Just email us at info@mrmastic.co.uk with a few details of the job.

Will you come out to Chapelhall?

Yes. Chapelhall is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Are you insured?

Yes. We’re fully insured.

What if some of my tiles are loose?

Loose or hollow tiles are a sign of a problem behind them. Grout on its own will not fix that and we will say so before going ahead.

Can new sealant go over the old?

No. The old sealant always comes out first, so the new joint bonds to clean surfaces.

Do you hold any approvals?

Yes. We’re an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.

Do you work for hotels and businesses?

Yes, regularly. Larger jobs can be planned room by room or area by area.

How long does regrouting take?

Typically it takes anything from a few hours to a full day, depending on the area. Bigger jobs take longer, and we’ll say how long yours will take.

When something else is needed

It helps to know what we can’t do:

  • Tiles that have come away from the wall
  • A floor or wall that keeps moving
  • A leaking wet room membrane

If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer.
