Bridgefoot Regrouting
Specialist regrouting for Bridgefoot: careful preparation, the right product and tidy work. Call for a quick quote.
- Floor grout that won’t come clean
- Corners filled with grout instead of silicone
- Grout that stays dark however much it’s cleaned
The process
We keep the work tidy and contained to the area we’re working on, so you can get on with your day. Expect the work to take a few hours for a shower enclosure, longer for a whole room, and we tell you how long to leave it before we go. Somewhere like Bridgefoot may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- We agree the area to be regrouted and point out any loose tiles.
- Grout is raked out without chipping the tiles.
- Dust is cleared from every joint.
- We grout the joints and wipe the tiles clean.
- We renew the silicone at the corners and edges.
Before we arrive
- For indoor joints, keep the area dry beforehand if you can
- Keep children and pets away from the work area
- Let us know about earlier repairs to the joints

Regrouting in Bridgefoot
A bathroom with good tiles can still look worn if the grout has gone. Regrouting replaces the grout and keeps the tiles you have, so there’s no stripping out and no new tiles to choose. If you have gaps where the shower grout has gone and grout stained black or orange that won’t clean, we can put it right, on kitchen splashbacks, bathroom wall tiles and shower walls alike.
A bathroom in a place like Bridgefoot gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

Why act early in Bridgefoot
If tiles are loose, regrouting alone is not the answer. We’ll tell you before work begins, so you can decide what to do. Where the tiles are sound, regrouting is far less disruptive than retiling. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part.
What you get with us

- Domestic, commercial and hotel work

Bathrooms and kitchens in Bridgefoot
In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out.
For landlords with property near Dundee station, stained grout drags a rental down, and regrouting between lets puts that right.

What we are called out for in Bridgefoot
A bathroom that stays damp keeps the grout wet, and damp grout is where mould grows. Black marks that come back after cleaning are often in the grout itself.
These are the problems we’re asked about most:
- Dirty, worn grout on a tiled floor
- A grout colour that no longer suits the room
- Grout in corners that has cracked
- Grout washed out of a shower
Managing a site like Baldragon Academy? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Common questions in Bridgefoot
Do you work for landlords with property near Dundee station?
Yes, rental work is part of what we do. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear price.
Is Bridgefoot within the area you cover?
Yes, Bridgefoot is covered. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
Are you ARBOMaster approved?
Yes. We’re an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.
Can new sealant go over the old?
No. The old sealant always comes out first, so the new sealant bonds properly.
What guarantee comes with the work?
Our 12-month guarantee covers every job, including regrouting.
Is it possible to regrout only the shower area?
Yes, that’s common. The shower generally fails first, so it’s often the only area that needs doing.
Do you work for hotels and businesses?
Yes. Commercial and hotel work is a large part of what we do, as well as homes. Working times can be discussed when we quote.
Should corners be grouted or sealed?
We seal corners with silicone. They move slightly and grout can’t take that movement.
Surface by surface
Corners and edges
The joint between tiles and a bath, tray or worktop gets silicone. Grout there would crack.
Bathroom wall tiles
Whole bathroom walls can be regrouted in one visit or more, depending on size. It’s a good time to change the grout colour.
How we quote for regrouting
We quote each job individually. This is what makes a difference:
- How easy the joints are to reach
- When we can work, for business premises
- The product the joint needs
- How many areas need sealing
There are no prices on our website, because each job is priced on what it involves. For a quick quote, please drop us a line at info@mrmastic.co.uk and we will talk you through it.
Asking for a quote
A few details help us give you an accurate quote. When you ask for a quote, tell us:
- If it’s domestic, commercial or a hotel
- What the problem is, such as mould, gaps, leaks or cracking
- Access, such as stairs, a lift or height
- How many joints, rooms or windows are involved

What we can’t put right
We’ll always be straight with you, so here’s what new sealant won’t do:
- Damaged tiles that need replacing
- Loose tiles, which need refixing first
- Waterproofing that has failed below the tiling
If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before booking.

Can I do it myself?
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
