Regrouting for homes and businesses in Borden
Across Borden, we regrout tiled showers, bathrooms and kitchens. The old grout is raked out, the joints cleaned and new grout laid, finished with new silicone at the edges. We work on bathroom wall tiles, wet rooms and bathroom floors, and people most often call us about grout in corners that has cracked and crumbling grout between the tiles.
Homes around Borden are mostly houses and cottages rather than flats. The work is the same as anywhere: old material cut out, joints cleaned and a fresh finish laid.
Each job carries a 12-month guarantee.

Regrouting in Borden: local notes
Most of the South East has hard water, which leaves limescale on sealant, grout and fittings.
Homes close to Church of St Peter include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. For landlords with property near Liss station, stained grout drags a rental down, and regrouting between lets puts that right.

Whether you are in the middle of Borden or further out, we cover regrouting for every kind of property, from flats and houses to offices and hotels. What sealant work can’t fix
It helps to know what we cannot do:
- Tiles that are loose or hollow behind
- A structure that flexes behind the tiles
- Cracked or broken tiles

What else we do in Borden
Different surfaces, different methods
Shower walls
A shower wall is soaked daily, so its grout takes the most punishment. It generally fails first.
Bathroom wall tiles
Whole bathroom walls can be regrouted in one visit or more, depending on the area. It’s a good time to change the grout colour.
How we quote for regrouting
There’s no set price list, because jobs vary so much. The quote depends on:
- Mould in or behind the old joints
- Whether the work is at height
- Which sealant suits the joint
- How many rooms, windows or areas are involved
What it costs depends on the amount of work, how much old material has to come out and how easy the joints are to reach. We give a clear quote before work begins, so you know where you stand.
What to tell us for a quote
When you contact us, it’s useful to know:
- How we’d reach the joints
- Where the job is, and your postcode
- If someone has resealed it before
- The rough size of the job
Call for a quick quote, or send an email if you’d rather. Describe what needs sealing and we will talk you through the work and give you a clear price.
FAQs for Borden
Do you cover smaller places like Borden?
Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
Can you help a landlord with a rental near Liss station?
Yes, landlords and agents are among the people we work for. Just phone 0345 464 0079 or drop us an email with the address and what needs doing, and we’ll send you a clear quote.
What sealant do you use?
Quality sealants from brands including Arbo and Everbuild, picked for each joint. We will tell you what we’re using and why.
Do I have to be there?
Access is agreed with you when the job is booked. Indoors, that normally means someone at home.
Do you reseal at the same time?
Normally we do both. Grout fills tile gaps and sealant handles the moving joints, so we renew both and include it in your quote.
Where are you based?
We are a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.
Are you ARBOMaster approved?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.
Do you regrout part of a bathroom, like the shower?
Yes, that’s common. The shower normally fails first, so many people regrout just that part.
What we do, step by step
On the day, we start by going over the job with you. We protect the surfaces around the joints before work begins. Most jobs take a few hours for a shower enclosure, longer for a whole room. In a small place like Borden, access is generally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- We check the tiles are sound and flag any that are loose or hollow.
- We rake out the old grout to an even depth, taking care of the tile edges.
- We vacuum the joints and clean out the dust.
- New grout is worked into the joints and cleaned off the tile faces.
- The corners and edges get new silicone, because grout there would crack.
Before we arrive
- On commercial sites, let us know about site rules
- Tell us about any water getting in
- Clear the area around the work

DIY versus a professional finish
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.
Landlords, agents and businesses in Borden
Failed sealant is one of the commonest items on a check-out report. We can quote for more than one property at once.
Letting agents often deal with us directly. Tell us the address, the job and how access works and we’ll quote.
How to look after the new joints
Good habits help new joints last longer. A few tips:
- Use a squeegee on the tiles after showering
- Keep the fan on after showering
- Do not use strong acidic cleaners on grout
- Have loose tiles looked at early
Give the new grout the time we tell you before using the shower, so it cures fully. From then on, a quick rinse after showering helps and keep the room ventilated.
Tiles can come away if failed grout is left. Once that happens, regrouting won’t fix it so early action pays.
