About our regrouting in Blackness
Changing the grout colour is a simple way to update tiles. You might go from white to grey, or the other way round. Tell us what you have in mind when you ask for a quote. We work on bathroom wall tiles, shower walls and tiled floors, and the jobs we see most are grout in a colour the owner wants to change and cracked or crumbling grout lines.
Bathrooms in smaller places like Blackness work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.
Every job comes with a one-year guarantee.

When to call us in Blackness
Strong cleaning products and hard scrubbing slowly erode grout. Bleach and acidic limescale removers can attack it over time, leaving the joints sunken and rough.
Keep an eye out for any of the following:
- Cracked or crumbling grout lines
- Shower grout that has worn away
- Corners filled with grout instead of silicone
- Good tiles let down by tired grout
In and around Blackness, as anywhere, good regrouting starts with a clean, dry, properly prepared joint.

Blackness questions
I let a flat near Linlithgow station. Can you help?
Yes, rental work is part of what we do. Just send an email to info@mrmastic.co.uk and tell us about the property, and we will give you a clear price.
Is Blackness within the area you cover?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
Can I add another job to the visit?
Yes. Just list everything you need.
Is there any odour?
Possibly a little. It fades as the sealant cures.
Can new sealant go over the old?
No. New silicone won’t bond to old silicone, and it traps any mould or water underneath. We remove it all first.
Can you change the grout colour?
It can. Because the old grout is raked out, the new colour goes all the way into the joint, not just the surface.
Where is Mr Mastic based?
Our base is in Crawley, and we cover South East England, London and all of Scotland.
Should corners be grouted or sealed?
Internal corners and edges are sealed with flexible silicone. Grout in those joints cracks as the building moves.
DIY sealant or a professional job?
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.
Why it’s worth doing now in Blackness
It’s tempting to fill a few cracks yourself, but patched grout rarely matches the rest, and the old grout keeps failing around them. Regrouting the whole area gives an even, lasting finish. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

What happens on the day
Before we leave, we go over the finished joints with you and tell you how long to leave it. The work normally takes anything from a few hours to a full day, depending on the area, depending on the size of the job. Around Blackness, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- Every tile area is checked for hollow or loose tiles first.
- We rake out the grout evenly, protecting the tile edges.
- We vacuum the joints so the new grout bonds.
- New grout is pressed into the joints and the tiles are cleaned.
- We finish with silicone in the moving joints.
Getting ready for the visit
- Mention any sign-in or site rules at work premises
- Tell us about access, such as stairs, a lift or high-level joints
- Mention if the joints have been sealed before
Ask for a quote
Getting a quote is simple: let us know the job and the location. Photos by email help us understand the job, and we will take it from there.

Keeping the joints in good condition
How long the joints last depends on use and care. Here’s what we suggest:
- Wipe or squeegee the shower walls
- Stick to mild products for cleaning grout
- Open a window or run the fan to clear steam
- Rinse soap off the tiles after each shower
Use a gentle cleaner on the grout with a soft brush. Avoid neat bleach and strong acid descalers because they wear grout away.
Stains that won’t clean are a sign the grout is breaking down. Regrouting at this stage is straightforward while the tiles are still sound.
What the job involves on each surface
Bathroom wall tiles
Grout by the basin and bath tends to mark first. We can do part of a wall or all of it.
Kitchen splashbacks
Splashback grout picks up grease and cooking stains. Stained grout is best replaced.
Regrouting in Blackness: local notes
Blackness is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
Rented homes near Linlithgow station change hands often, and clean grout and fresh sealant between tenancies make a bathroom look cared for again.

When it isn’t the sealant
We’d rather tell you now than do work that won’t last, so these are the limits:
- Tiles that have come away from the wall
- A floor or wall that keeps moving
- Waterproofing that has failed below the tiling
If you’re not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer before booking.
