Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
Homes close to Dalavich Church include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Around Ardchonnell, as everywhere, regrouting is only as good as the preparation behind it.

How we handle regrouting in Ardchonnell
If you’ve been scrubbing grout that won’t come clean, the stain is often in the grout itself. New grout is the fix that lasts and you can pick a different colour while you’re at it. If you have grout that’s cracking and breaking up and shower grout that has worn away, we can help.
For a place like Ardchonnell, the job is the same as anywhere: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.
Whatever the size of the job, you get the same one-year guarantee in Ardchonnell and across Argyll and Bute.

What the job involves on each surface
Wet rooms
Regrouting a wet room helps keep water on the surface of the tiles. It does not repair failed tanking underneath.
Kitchen splashbacks
A splashback can be regrouted without touching the worktop. The worktop edge is finished with silicone.
For landlords and businesses
Letting agents and landlords in Ardchonnell can book us as well as householders. Resealing between tenancies keeps a property looking cared for before the next move-in.
We also work for property managers and facilities teams in Ardchonnell and across Argyll and Bute. We can quote a run of properties together, and we’re fully insured for the work.
Questions from Ardchonnell
What guarantee comes with regrouting in Ardchonnell?
Every job comes with our 12-month guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.
Can you do regrouting in Ardchonnell?
Yes, Ardchonnell is within the area we cover. We work across all of Scotland. You can send an email to info@mrmastic.co.uk and tell us what needs doing.
Are you an approved applicator?
Yes. Mr Mastic is an ARBOMaster approved applicator.
How much does regrouting cost in Ardchonnell?
Every job is different, so each one gets its own quote. For a quick quote, send an email to info@mrmastic.co.uk and let us know what needs doing and where.
How long will you be here?
That depends on the amount of work, but most jobs take a few hours, or longer for a fully tiled room. We will give you a better idea when we quote.
Will the old sealant be removed?
Yes, every time. New silicone does not stick to old silicone, so the joint is cleaned back first.
Do I have to be there?
It depends on the job. For work indoors, someone needs to let us in.
Can I add another job to the visit?
Yes. More than one area can be quoted together.
What we can’t put right
To be straight with you, some problems need a different trade:
- Loose tiles, which need refixing first
- A leaking wet room membrane
- Damaged tiles that need replacing
Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before booking.

What we do, step by step
A visit follows a simple pattern: we look at the joints together, mask and protect the surrounding surfaces, carry out the job and clear up. It generally takes a few hours for a shower enclosure, longer for a whole room. Somewhere like Ardchonnell may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- First we agree what’s being done and flag any loose tiles.
- Grout is raked out without chipping the tiles.
- The joints are cleaned out and vacuumed.
- The new grout goes in, then the tile faces are cleaned.
- Internal corners and edges are resealed.
How to prepare
- Where the joints are inside, avoid wetting them before we arrive
- Let us know if you’ve seen damp or leaks
- Let us know about stairs, lifts or work at height

Advice
What affects the cost of regrouting
The price is agreed before any work begins. It’s based on:
- Working hours on commercial sites
- How many areas need sealing
- Any mould that needs treating
- The size of the job
What it costs depends on the size of the job, how hard the old material is to remove and access to the work. We give a clear quote before we start.
What we need to know
You do not need to know the technical terms. Just tell us:
- Pictures of the joints, sent by email
- Whether it’s a home or a business
- How many joints, rooms or windows are involved
- If someone has resealed it before
Getting a quote is simple: let us know the job and the location. A few photos by email make the job easier to understand, and we will come back to you with a quote.
Should I try it myself first?
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
Keeping the joints in good condition
Simple care keeps the joints in good condition. We recommend:
- Rinse the tiles after showering
- Use a soft brush rather than a wire one
- Use gentle cleaners on grout
- Wipe water off the walls when you’re done
If a tile starts to feel loose, get it looked at early. Movement will crack the new grout and lets water in.
Once grout cracks, it tends to get worse. Water gets in behind and the tiles can start to loosen and early regrouting can avoid a much bigger job.
