Work for landlords, hotels and businesses

For anyone letting property in or around Whiteface, jobs at different addresses can be quoted together. Send us the addresses and the work at each, and pictures by email help.

Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.

About our new build mastic in Whiteface

Developers send us the plot schedule and we work through it. Bathrooms, en suites, kitchens, frames and skirting are sealed ready for handover. If you have sealant that never bonded to the surface and shower seals failing in the first year or two, we can put it right.

Many newer homes in Scotland are timber-framed and settle as they dry out, so skirting and floor joints can open up. In older homes, timber floors move through the year too.

A 12-month guarantee comes as standard.

Honest limits

We’d rather tell you now than do work that won’t last, so here’s what sealant cannot put right:

  • Plumbing faults behind the sealant
  • Disputes or warranty claims with your builder
  • Baths and trays that move too much for sealant to cope with

If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer before booking.

Joints and surfaces we work on

  • Plot handovers
  • Bathrooms & en suites
  • Show homes
  • Kitchens
  • Windows & doors
  • Skirting & floors

Aftercare tips

After the cure time, these simple habits help:

  • Avoid running a DIY bead over the old one
  • Clean sealant with mild detergent, not abrasives
  • Watch for new gaps as the house dries out
  • Wait for the cure time before using a resealed shower

Leave the sealant for the cure time we give you before showering or bathing. Silicone is generally left for about a day.

If a shower tray or bath seal splits in the first year, look for movement. Have it resealed, and the tray or bath checked, before it gets worse.

Whiteface: your questions answered

Is Whiteface in your area for new build mastic?

Yes, Whiteface is within the area we cover. Our work covers the whole of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

Is there a guarantee on new build mastic in Whiteface?

All our work, in Whiteface and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.

How long should I leave it?

That depends on the sealant used, so please follow the time we give you.

Are you ARBOMaster approved?

Yes. We are approved under the ARBOMaster scheme.

How do I get a quote for new build mastic in Whiteface?

The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote.

Should I go to my builder first?

Report it to the builder first while you are covered. Once that’s done, or if they will not put it right, we can reseal it properly.

How long does the job take?

Most jobs take anything from a few hours to several days, depending on the number of plots. We will confirm how long when we quote.

Do I need to be at home?

We need access to the joints, so we’ll agree that with you when we book. Indoors, that generally means someone at home.

DIY versus a professional finish

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Surface by surface

Plot handovers

Plot mastic is carried out to the developer’s schedule. Joints are prepared properly before sealing.

Skirting and floors

Where the floor meets a bath panel or kitchen plinth, the joint keeps mop water out. They get a flexible, water-resistant sealant.

What we do, step by step

All our tools and materials come with us in the van, so you do not need to buy or prepare anything. Once we’ve agreed what’s being done, the area is protected and the work begins. Most jobs take a few hours in a single home. Around Whiteface, distance and access matter more than parking. Tell us how to find the property and how to reach the work.

  1. We start by agreeing which joints are on the list, from the snagging sheet or plot schedule.
  2. The old bead comes out in full, with no layer left behind.
  3. Each joint is cleaned of dust and grit, then primed if required.
  4. We apply a sealant that suits each joint and tool it to a neat finish.
  5. We check every joint and tell you how long each needs to cure.

Before we arrive

  • Tell us if parking is tricky
  • Let us know about stairs, lifts or work at height
  • Tell us about any water getting in

Once people move in, baths and trays take weight and bed down. A bath sealed empty drops slightly when filled, straining the joint and the sealant may split.

New homes and floors in Whiteface

Whiteface is close to the coast. Plot mastic on new homes near the coast takes more weather than it would inland, so any gaps are best picked up early. Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles.

Whether the job is in Whiteface itself or nearby, the right material for each joint matters as much as a neat finish.
