New-build mastic & snagging in Waterloo, Greater London
Our applicators work in Waterloo on plot mastic for developers and snagging failed sealant in new homes. Old sealant removed completely, joints prepared properly.
- Beads laid onto grit and dust from the build
- Sealant work across a run of new homes
- Joints pulling apart as timber shrinks
What the job involves on each surface
Plot handovers
We work through plots to your schedule, sealing each room ready for handover. Each joint is cleaned and primed where needed to keep callbacks down.
Kitchens
Beside the sink, the joint takes water every day. We use a sealant suited to kitchens.
How we handle new build mastic in Waterloo
New homes move as they dry out. Timber shrinks, plaster dries and baths and trays bed down, and sealant applied in a hurry at handover can split. If you’re dealing with sealant work across a run of new homes and shower seals failing in the first year or two, we can help, whatever the surface.
From brand-new flats to converted terraces with new flooring, London has every kind of floor. Wherever a floor meets a wall, a skirting or a threshold, the joint has to allow for movement, in Waterloo as anywhere.
Your job is guaranteed for a year, as with all our work.

What we do, step by step
The work is kept neat and contained to the joints we are treating, so you can carry on as normal. Expect the work to take anything from a few hours to several days, depending on the number of plots. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. If the building has a concierge, managing agent or access rules, tell us when you book.
- We start by going through the snagging items or plot schedule with you.
- The failed sealant is removed completely down to clean surfaces.
- Joints are vacuumed and cleaned of building dust.
- Primer goes on where the surface and product need it, then the new sealant.
- Each bead is tooled and the cure times explained.

What we cannot put right
In fairness, some problems need a different trade:
- Deciding who is responsible under a builder’s warranty
- Cracked trays, tiles or worktops
- Settlement cracks that need a surveyor
Not sure which it is? You can call 0345 464 0079 or drop us an email and we’ll tell you honestly.

DIY sealant or a professional job?
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
FAQs for Waterloo
Is Waterloo in your area for new build mastic?
Yes. Our work covers London and the South East, and Waterloo is part of that. Just ring 0345 464 0079 or email us with a few details of the job.
Is parking an issue for new build mastic in Waterloo?
In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly.
Should I try DIY first?
It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.
Can you do several jobs on one visit?
Yes. Just list everything you need.
Who should fix failed sealant in a new build?
If you are still within the builder’s snagging or warranty period, report it to them first. If it is not sorted, or keeps failing, get in touch with us.
Does someone need to be in?
It depends on the job. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.
How long does the job take?
It depends on the size of the job, but as a guide it takes a few hours in a single home. We will tell you when we quote.
Can I send you my snagging list?
Yes. Photos of each sealant item help us quote. If something is not sealant, we’ll say so.

What affects the quote in Waterloo
Every job gets its own quote. These are the things that affect it:
- The number and length of the joints
- Whether the work is at height
- How much old sealant there is and how hard it is to remove
- When we can work, for business premises
A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.
What we need to know
What to tell us when you ask for a quote:
- Whether it’s a home or a business
- The address or postcode of the job
- What the problem is, such as mould, gaps, leaks or cracking

New build mastic around Waterloo
Much of London’s new housing is flats in larger developments, where snagging may go through the developer or managing agent. The South East is one of the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.
As a London address, Waterloo can be tricky for parking: let us know about parking bays, permits or a driveway. For new homes near London Waterloo station, it’s worth checking the sealant early, while snags are still fresh.

Keeping the joints in good condition
Aftercare is simple, and it makes a real difference:
- Photograph failed sealant before it’s redone
- Ventilate bathrooms well, especially in the first year
- Watch for new gaps as the house dries out
- Avoid scourers and strong chemicals on sealant
Ventilation matters in a new home, which is still drying out. Run the fan or open a window after bathing to help keep mould away.
A failed seal in a new home lets water into joists, plasterboard and ceilings. Early resealing keeps the job small.
