New build mastic near Sighthill

What happens if it’s left?

It often makes sense to do all the sealant items on a snagging list together. It’s one visit, one quote and one set of cure times to plan around. In a tenement flat in Sighthill, a failed seal is rarely just your problem: a leak can come through the ceiling below, and gaps in shared walls or fire-rated joints matter to every flat.

The cost depends on the amount of work, how much old material has to come out and access to the work. You will have a clear quote before any work starts.

How we handle new build mastic in Sighthill

New homes move as they dry out. Timber dries and shrinks, and baths and trays settle, so sealant that was laid quickly before handover often cracks. If you’re dealing with leaking shower tray seals in a new home and smeared, uneven beads picked up at snagging, we can help.

New flats and houses are still being built in and around Scotland’s cities, and new-home owners often find sealant snags in the first year or two.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

What affects the quote in Sighthill

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • How easy the joints are to reach
  • Whether there’s mould to deal with
  • How many areas need sealing
  • Which sealant suits the joint

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all play a part.

Asking for a quote

Photos help, but a description is a good start. Please mention:

  • Where the job is, and your postcode
  • Pictures of the joints, sent by email
  • If someone has resealed it before
  • The rough size of the job

To get a quote, email us at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We will give you a clear price before any work starts.

Different surfaces, different methods

Windows and doors

Internal joints between frames and plaster often crack as a new house dries. We cut out the cracked bead and reseal with a flexible sealant in a matching colour.

Bathrooms and en suites

En suite showers are a common source of leaks into the room below. Resealing properly keeps water where it belongs.

How to look after the new joints

After the cure time, these simple habits help:

  • Look at the sealant regularly in the first couple of years
  • Report sealant problems to your builder during the snagging period
  • Follow the cure time we give you
  • Use the extractor fan every time you shower

Follow the cure time we give you before the area gets wet. Silicone is generally left for about a day to cure enough for use.

Report failed sealant to the builder while you’re in the snagging period. After that, putting it right may fall to you.

What sealant work cannot fix

Sealant is not the answer to every problem, and we will tell you before work begins. Sealant will not put right:

  • Damaged fittings that need replacing
  • Baths and trays that move too much for sealant to cope with
  • Leaking fittings rather than failed sealant

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think before you book.

What we seal

  • Bathrooms & en suites
  • Show homes
  • Windows & doors
  • Kitchens
  • Skirting & floors
  • Plot handovers

How the visit works

All our tools and materials come with us in the van, so there’s nothing for you to buy. Once we have agreed what’s being done, the area is protected and the work begins. It normally takes anything from a few hours to several days, depending on the number of plots. Parking in city streets around Sighthill can be tight or controlled, so it helps to know about permits or nearby bays. For flats, mention the door entry system and any shared-stair arrangements.

  1. We start by agreeing which joints are on the list, from the snagging sheet or plot schedule.
  2. The old bead comes out in full, with no layer left behind.
  3. Surfaces are cleaned of building dust and primed where needed.
  4. A sealant chosen for each area goes in and is tooled smooth.
  5. Each area is checked and left with its cure time.

Getting ready for the visit

  • For indoor joints, keep the area dry beforehand if you can
  • Move anything stored near the joints
  • Mention any parking rules near the property
