Shandwick New Build Mastic
New build mastic across Shandwick and nearby, with every bit of old sealant taken out first.
- Shower seals failing in the first year or two
- Skirting joints opening in the first winter
- Untidy sealant flagged on a snagging list
New build mastic for homes and businesses in Shandwick
We carry out plot mastic and second-fix sealing for builders, and snagging reseals for new-home owners. Both get the same care over preparation. If you’re dealing with new-build shower sealant that has already split and cracked caulk along new skirting, we can help.
Timber frame is common in newer Scottish homes, and it settles over the first years, so skirting and floor joints can open up. In older homes, timber floors move through the year too.
A 12-month guarantee comes with the work, just as it does everywhere we cover.

DIY versus a professional finish
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.
How it works
A visit follows a simple pattern: we look at the joints together, protect the area around them, do the work and clear up. Most jobs take a few hours in a single home. Somewhere like Shandwick may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- We start by agreeing which joints are on the list, from the snagging sheet or plot schedule.
- The old bead comes out in full, with no layer left behind.
- Each joint is cleaned of dust and grit, then primed if required.
- We apply a sealant that suits each joint and tool it to a neat finish.
- We check every joint and tell you how long each needs to cure.
Before we arrive

Honest limits
In fairness, there are a few things sealant will not fix:
- Baths and trays that move too much for sealant to cope with
- Deciding who is responsible under a builder’s warranty
- Damaged fittings that need replacing
If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before booking.

Keeping the joints in good condition
Looking after new joints is easy:
- Open a window or run the fan after bathing
- Report sealant problems to your builder during the snagging period
- Photograph failed sealant before it’s redone
- Act quickly if a seal starts to leak
Clean the sealant with a mild detergent and a soft cloth. Keep scourers and harsh chemicals off it.
If a shower tray or bath seal splits in the first year, look for movement. Getting it resealed properly, and any movement checked, stops it recurring.

Shandwick is within about 1 mile of the coast. Plot mastic on new homes near the coast takes more weather than it would inland, so it’s worth checking at snagging. Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up.

Common questions in Shandwick
Do you cover smaller places like Shandwick?
Yes, Shandwick is covered. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Do you cover Shandwick for new build mastic?
Yes, Shandwick is within the area we cover. We work across all of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job.
Are you ARBOMaster approved?
Yes. We are an ARBOMaster approved applicator.
Can new sealant go on top of the old bead?
No. Sealing over old sealant looks fine for a few weeks, then lifts. All the old sealant comes out before we start.
Will there be a smell?
Possibly a little. Any smell clears as the sealant cures, and ventilation helps.
Is the work guaranteed?
Yes, always. Each job is guaranteed for twelve months.
Can you work from my snagging list?
Yes. Send us the sealant items on the list, with pictures if you can. We will flag anything that needs another trade.
When is the best time to reseal in a new build?
Any seal that’s leaking should be redone right away. Cosmetic gaps can wait until the first year or two of movement has passed.
When to call us in Shandwick
If plaster or screed was still damp when it was sealed, the bond suffers. On a busy site, joints aren’t always given time to dry.
Most people get in touch when they notice one of these:
- Gaps between new skirting and floors
- Worktop and upstand sealant coming away
- Messy sealant that spoils new finishes
- Joints pulling apart as timber shrinks
In and around Shandwick, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.
Before you book anyone

- How the joint is cleaned and prepared
- Are they insured?

Different surfaces, different methods
Bathrooms and en suites
Trays and baths in new builds settle as they’re used. We reseal once the old bead is fully out.
Windows and doors
On new builds, external frame sealant can be patchy. It’s resealed with an exterior sealant suited to the frame and wall.
