Sand mastic for homes and businesses in Shandwick
If your home is listed or in a conservation area, check with your local planning authority whether consent is needed for work to windows. Sand mastic is often favoured as a like-for-like material. We are often asked to deal with draughts and rain around sash boxes and gaps between timber frames and stone or brick, across timber door frames, tenement windows and stone surrounds.
Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

Honest limits
We’ll always be straight with you, so here’s what sealant cannot fix:
- Sash cords, weights and draught-proofing of the sashes
- Crumbling stone or brickwork round the window
- Timber that has rotted

DIY versus a professional finish
A DIY attempt does not rule out a professional job. We cut it out and start again.
If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Shandwick homes and the weather
Shandwick is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on the mastic around older windows and doors, especially on the side facing the sea. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.
Around Shandwick, as everywhere, sand mastic is only as good as the preparation behind it.

Looking after it afterwards
After the cure time, these simple habits help:
- Do not run silicone over sand mastic
- Make sure water runs off the sill
- Ask the planning authority about consent for listed or conservation-area homes
- Inspect the joints round the windows every year or so
Make sure water drains away from the window surround. Water sitting against the mastic shortens its life.
Small cracks are a sign the mastic is ageing. It’s easier to renew it before it drops out.
What we do, step by step
On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The work itself takes a few hours for a single window, longer for several, including the tidy-up. Somewhere like Shandwick may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- Each surround is checked first.
- The joint is raked out and cleaned.
- Large voids are packed out.
- We point the joint with sand mastic by hand.
- The finish is dressed neatly.
Preparing for the visit
- Try not to wet indoor joints just before the visit
- Let us know about stairs, lifts or work at height
- Keep pets and children clear of the area while we work

Your questions about sand mastic in Shandwick
Do you cover smaller places like Shandwick?
Yes, Shandwick is covered. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Does the coastal weather in Shandwick affect outside sealant?
Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. It’s worth checking the walls that face the sea first.
Can I add another job to the visit?
Of course. Doing several areas at once is generally more efficient.
Do I have to be there?
For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.
Is it OK to seal over old sealant?
No. Fresh sealant doesn’t stick to old sealant, and anything trapped underneath, including mould and water, stays there. We remove it all first.
Is it messy?
Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.
What do you put in the joint?
Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we will tell you what we are using.
Do you work for landlords and businesses?
Yes, we do. We work in homes, commercial premises and hotels, and we’re fully insured.
Common problems we fix in Shandwick
Water gets into small cracks in the mastic and pushes it out. Windows facing the weather tend to go first.
It’s worth asking for a quote if you see:
- Patchy fillers round a sash window
- Gaps where the frame meets the masonry
- Gaps round a timber door in stone or brick
- A silicone bead on a sash window that spoils the look
If you let a flat or house near Fearn station, any sash windows need sound mastic to keep draughts and rain out.

- How much old sealant there is and how hard it is to remove
