New build mastic for homes and businesses in Ravenscraig
For builders and developers, we work through plots to the schedule you give us. We seal bathrooms, kitchens, windows, doors and skirting so plots are ready to hand over. Typical jobs include gaps opening as the house dries out and settles and sealant applied over dusty or wet surfaces, on skirting & floors, bathrooms & en suites and kitchens.
Many newer homes in Scotland are timber-framed and settle as they dry out, which shows as gaps at skirtings and floor joints. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.
Every job comes with our 12-month guarantee.

Should I try it myself first?
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.
Ravenscraig questions
Is Ravenscraig in your area for new build mastic?
Yes. We work across all of Scotland, and Ravenscraig is part of that. Just email us at info@mrmastic.co.uk with a few details of the job.
Will you come out to Ravenscraig?
Yes. Ravenscraig is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
How long will you be here?
That depends on the amount of work, but as a guide it takes a few hours for most snagging lists, longer for a run of plots. We’ll tell you when we quote.
Can you do plot mastic on a new development?
Yes. We carry out plot mastic and second-fix sealing for builders and developers. Send us the plot schedule and we’ll quote.
Which products do you use?
It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.
Are you ARBOMaster approved?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.
Will it make a mess?
No. The area is protected while we work and cleaned up afterwards.
Do you take out the old sealant first?
Yes, always, and completely. New sealant will not bond properly to old, so any old material comes out before anything new goes in.

Honest limits
To be straight with you, there are a few things sealant will not fix:
- Damaged fittings that need replacing
- Deciding who is responsible under a builder’s warranty
- Plumbing faults behind the sealant

How to look after the new joints
A little care helps the new joints last. We recommend:
- Resist patching a failed seal with a tube from the DIY shop
- Clean sealant with mild detergent, not abrasives
- Keep water off fresh sealant until it has cured
- Do not wait for the house to settle if water is getting through
Keep an eye on the joints over the first couple of years. Hairline gaps can open as timber and plaster dry, and they’re simple to reseal once movement has slowed.
Lifting sealant traps moisture and mould behind it. Dealing with it before it goes black keeps the job straightforward.
What the job involves on each surface
Kitchens
New-kitchen sealant is often applied in a rush. We take it out and reseal neatly, colour-matched where it shows.
Plot handovers
We work through plots to your schedule, sealing each room ready for handover. Joints are prepared properly before sealing.
What we do, step by step
On the day, we look over the joints with you first, so you know exactly what we’re doing. Surfaces next to the work are protected before work begins. The work generally takes anything from a few hours to several days, depending on the number of plots. Outside jobs in Ravenscraig need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- We look at why each joint failed, including any movement.
- We remove the failed sealant and clean the joints.
- We make sure the joints are dry and prime them if needed.
- Baths are filled with water, then the new sealant is applied.
- The finished joints are checked and the cure times given.

Advice
Why act early in Ravenscraig
A failed shower or bath seal in a new home lets water into floors and walls that are still drying out. Dealing with it early keeps the damage away from ceilings, floors and finishes. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Combining jobs into one visit is normally more efficient than separate visits, so it’s worth mentioning everything you’d like done. We’ll give you a clear quote for the lot.
