Parkgrove New Build Mastic
New-build sealant joints in Parkgrove need attention? We remove the old material, prepare the joints and seal them properly.
- Leaking shower tray seals in a new home
- Second-fix sealing on new plots
- Messy sealant that spoils new finishes
New build mastic for homes and businesses in Parkgrove
New homes move as they dry out. Timber dries and shrinks, and baths and trays settle, so sealant that was laid quickly before handover often cracks. Common call-outs are for gaps behind new kitchen upstands and skirting joints opening in the first winter, on show homes, skirting & floors and windows & doors.
In older Scottish city flats, floors are often timber over joists, with skirting joints that open and close with the seasons. For a flat in Parkgrove, a flexible sealant copes with that movement where filler would crack.

Parkgrove: your questions answered
Do you work for landlords with property near South Gyle station?
Yes, we work for landlords and agents. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we will send you a clear quote.
Is Parkgrove in your area for new build mastic?
Yes, Parkgrove is within the area we cover. Our work covers the whole of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.
Can you do plot mastic on a new development?
Yes. We carry out plot mastic and second-fix sealing for builders and developers. Send us the plot schedule and we’ll quote.
Will the old sealant be removed?
Yes. Sealing over old sealant is the main reason resealing fails early, so we never do it.
Is it worth resealing while the house is still settling?
Where water is getting through, don’t wait. Hairline cosmetic gaps can wait until the house has settled.
Where do you work from?
Mr Mastic is based in Crawley. Our applicators cover Parkgrove.
Can I send you my snagging list?
Yes. We often work straight from a snagging list. We agree the sealant items with you before we start.
Should I go to my builder first?
Report it to the builder first while you are covered. If it isn’t resolved, we will cut it out and reseal it.
What sealant work cannot fix
It helps to know what we can’t do too:
- Cracking that points to a structural problem
- Your warranty claim itself, which is between you and the builder
- Cracked trays, tiles or worktops
If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before you book.

What the job involves on each surface
Show homes
Bathrooms, kitchens and frames in show homes are sealed or resealed to a neat finish to a tidy standard. We will plan around viewing times.
Kitchens
Worktop, upstand and sink joints in new kitchens often get a hurried bead. We remove it and reseal with a kitchen-suitable sealant.
Work for landlords, hotels and businesses
Mouldy or split sealant often shows up at the end of a tenancy. Several properties can be quoted together.
If you manage several properties in or around Parkgrove, jobs at different addresses can go on one quote. Just tell us the addresses and what each one needs.

What happens on the day
The work is kept neat and contained to the joints we’re treating, so you can get on with your day. The job usually takes a few hours in a single home, and we tell you how long to leave it before we go. Inside a flat in Parkgrove, the job is planned with you; outside, shared parts may need the factor or other owners involved. Tell us which applies when you book.

Can I do it myself?
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
Joints and finishes in Parkgrove homes
Parkgrove is close to the coast. New homes near the sea put their outside mastic to work from day one, so it’s worth checking at snagging. Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles.
For new homes near South Gyle station, it’s worth checking the sealant early, while snags are still fresh.

What we are called out for in Parkgrove
If plaster or screed was still damp when it was sealed, the bond suffers. On a busy site, joints are not always given time to dry before the sealant goes on.
It’s worth asking for a quote if you see:
- Gaps behind new kitchen upstands
- Cracked sealant around new window and door frames
- New-build shower sealant that has already split
- Sealant that never bonded to the surface
Around Parkgrove, as everywhere, new build mastic is only as good as the preparation behind it.
What to look for in a quote
- Whether they seal over old material or remove it
- What preparation is included
- Which colour the sealant will be
- Is VAT in the price?
Quotes for new build mastic in Parkgrove
The quote reflects the job in front of us. We take into account:
- The number and length of the joints
- How easy the joints are to reach
- Any mould that needs treating
- The number of rooms or windows
Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
Asking for a quote
To make quoting easier, please include:
- Whether it’s a home or a business
- Whether it has been sealed before
- Where the job is, and your postcode
- What’s wrong with the joints now
The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and email pictures if that’s easy.
