How we handle new build mastic in Newmains

Across Newmains, we work for both new-home owners and the builders handing those homes over. Whether it’s one en suite or a run of plots, the method is the same: cut out, clean, prime where needed and reseal neatly. Common call-outs are for gaps behind new kitchen upstands and gaps opening as the house dries out and settles, on bathrooms & en suites, show homes and kitchens.

Around smaller Scottish places like Newmains, new homes tend to be single plots or small developments. Each needs its sealant and floor joints finished as carefully as on a big site.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

Questions from Newmains

Do you work for landlords with property near Cleland station?

Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before any work starts.

Is Newmains in your area for new build mastic?

Yes. Our work covers the whole of Scotland, and Newmains is part of that. Just email us at info@mrmastic.co.uk with a few details of the job.

Are you fully insured?

Yes, we’re fully insured.

Is there any odour?

Some sealants have a smell while they cure. Ventilation helps.

What information do you need?

Let us know what needs doing and where. If we need more, we will ask.

Do you work through snagging lists?

Yes. Send the list and a few pictures of the sealant items and we will give you a quote. We will flag anything that needs another trade.

Are you ARBOMaster approved?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.

My new home is still under warranty. Should I contact you?

Start with the builder if you are in the snagging or warranty period. If it isn’t resolved, we’ll cut it out and reseal it.

Do you need new build mastic in Newmains?

On many sites, sealant goes on in the final rush before handover. Joints are not always cleaned of dust or primed, so the bead never bonds properly.

Look out for any of the following:

  • Gaps behind new kitchen upstands
  • Untidy sealant flagged on a snagging list
  • Leaking shower tray seals in a new home
  • Internal frame sealant that has split

If you’ve bought a new home near Cleland station, the sealant around baths, showers and frames is worth checking in the first year or two.

What your quote should include

  • Whether the sealant suits the joint
  • Whether all the old sealant comes out first
  • How long the guarantee is
  • What the quote includes, VAT included or not

Choosing a sealant specialist

Landlords, agents and businesses in Newmains

We work for landlords and agents as well as householders. Sealant work between tenants is a simple way to keep a property in good order before the next move-in.

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we’ll give you a quote.

Surface by surface

Bathrooms and en suites

Baths, showers, basins and trays in new bathrooms are the most common new-build reseal. The old sealant comes out and anti-fungal sanitary silicone goes in after cleaning and priming.

Skirting and floors

Gaps under skirting are one of the most common new-build snags. We seal it with a flexible sealant that copes with the movement.

What we can’t put right

We will not take on work that won’t last, so these are the limits:

  • A tray or bath that isn’t properly supported, until it’s fixed
  • Your warranty claim itself, which is between you and the builder
  • Plumbing faults behind the sealant

If you’re not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before booking.

Joints and surfaces we work on

  • Windows & doors
  • Kitchens
  • Bathrooms & en suites
  • Skirting & floors
  • Plot handovers

What we do, step by step

Good joint work is mostly preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours in a single home. For a place like Newmains, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We start by going through the snagging items or plot schedule with you.
  2. The failed sealant is removed completely.
  3. Joints are vacuumed and cleaned of building dust.
  4. We prime where needed and apply a sealant suited to each joint.
  5. Each bead is tooled and the cure times explained.

Preparing for the visit

  • Mention if the joints have been sealed before
  • Tell us if parking is tricky
  • Where the joints are inside, avoid wetting them before we arrive

Why act early in Newmains

Running a new bead over the builder’s sealant might look tidy for a few weeks, but it will not bond to the old layer. A lasting seal starts with removing the old one completely. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. You will know the price before we begin.

What affects the cost of new build mastic

The price is agreed before any work begins. It’s based on:

  • Whether the work is at height
  • The size of the job
  • The product the joint needs
  • Working hours on commercial sites

A failed joint rarely gets cheaper to fix by waiting. If you are not sure whether it needs doing, drop us a line at info@mrmastic.co.uk and we’ll give you an honest view and a quote.

What we need to know

Before you ask for a quote, have a think about:

  • Whether it has been sealed before
  • Any access issues, like height or stairs
  • The rough size of the job
  • Where the job is, and your postcode

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and add photos by email if you can.
