Commercial sealant near Newmains

How we handle commercial sealant in Newmains

Commercial work is planned around the building, not the other way round. We can work room by room, floor by floor or in batches, and early starts or out-of-hours working can be arranged where it helps. We’re often asked to deal with leaking joints in shower rooms and changing areas and sealant failing again soon after quick repairs, on retail & leisure sites, office washrooms & kitchens and student & care accommodation.

For a place like Newmains, the journey and timings are planned in advance, so the job can fit around guests, residents or opening hours where possible.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

Leave it or put it right?

Before an inspection, audit or busy season, sealant is easy to overlook. Planning the work ahead means rooms are finished and cured in time. Around Newmains, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote.

What the job involves on each surface

Student & care accommodation

Many accommodation blocks have rows of similar en suites. A room-by-room programme keeps the job efficient.

Rental portfolios

Landlords and agents can have several properties resealed in one programme, with each one done when access suits.

How the visit works

We keep the work tidy and contained to the joints we’re treating, so you can get on with your day. The job generally takes a few hours per area, with larger sites planned over several visits. Outside jobs in Newmains need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. We start with a site walk to agree the rooms and the timing.
  2. Every area is sheeted and the old silicone stripped out.
  3. We clean the joints, treat any mould and let them dry.
  4. Anti-fungal sanitary silicone goes into wet areas, with suitable sealants elsewhere.
  5. We check every room and give its cure time for housekeeping.

Before we arrive

  • Clear items away from the joints we are working on
  • For indoor joints, keep the area dry beforehand if you can
  • Mention if the joints have been sealed before

Advice

Workplaces and buildings in Newmains

In Scotland, private landlords have to meet the Repairing Standard, and keeping sealant sound across a portfolio is part of that.

If you let a flat or house near Cleland station, we can quote for one property or a whole portfolio of rentals. Schools such as Coltness High School are buildings too, and busy washrooms and kitchens can be resealed in phases so they stay open.

What we’re called out for in Newmains

Shower trays and baths in busy buildings move more: people of all sizes, daily cleaning and constant loading all work at the joint. A tray that isn’t fully supported soon tears its seal.

People generally contact us after spotting one of these:

  • Mouldy washroom sealant that staff and guests notice
  • Leaking joints in shower rooms and changing areas
  • Tired sealant ahead of a health and safety audit
  • Failed joints in office kitchens and tea points

For buildings such as Coltness Memorial Church, halls and community kitchens see heavy use, and their sealant shows it.

  • Are they insured?

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.

When it is not the sealant

Sealant isn’t the answer to every problem, and we’d rather say so up front. It will not solve:

  • Water damage behind the tiles that needs a tiler or builder
  • A shower tray, bath or basin that’s cracked or broken
  • Faulty shower valves and leaking traps

If you are not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer before booking.

What affects the quote in Newmains

We quote each job individually. This is what makes a difference:

  • Working hours on commercial sites
  • The old material and how stubborn it is
  • The type of sealant required
  • The number of rooms or windows

Leaving a failed joint normally makes the job bigger, not smaller, as water and mould keep getting in. If you are not sure whether it needs doing, send an email to info@mrmastic.co.uk and we’ll give you an honest view and a quote.

Asking for a quote

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • What’s wrong with the joints now
  • Any previous sealing or DIY work
  • Photos by email, if that’s easy
  • Access, such as stairs, a lift or height

We quote each job on its own. Just send an email to info@mrmastic.co.uk with the details.
