New build mastic in Mansfield, done properly

If your new home has a leaking shower seal, open skirting joints or untidy sealant, we can help. If you’re still within the builder’s snagging or warranty period, tell them first, and if it isn’t put right, get in touch with us. Common call-outs are for cracked sealant around new window and door frames and skirting joints opening in the first winter, across skirting & floors, bathrooms & en suites and kitchens.

Timber frame is common in newer Scottish homes, and it settles over the first years, so skirting and floor joints can open up. In older homes, timber floors move through the year too.

Whatever the size of the job, it’s backed by our one-year guarantee in Mansfield and across East Ayrshire.

How the visit works

There is not much for you to do on the day. Show us the job and we will take it from there. The job generally takes a few hours for most snagging lists, longer for a run of plots from start to finish. Outside jobs in Mansfield need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. We look at why each joint failed, including any movement.
  2. Old sealant is cut out and the joints cleaned.
  3. We make sure the joints are dry and prime them if needed.
  4. Baths are filled with water, then the new sealant is applied.
  5. We check every joint and leave you with the cure times.

New homes and floors in Mansfield

Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles. Mansfield is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for plot mastic and the sealant in new homes to keep out.

Around Mansfield, as everywhere, new build mastic is only as good as the preparation behind it.

When to call us in Mansfield

Once people move in, baths and trays take weight and bed down. If a bath wasn’t filled when it was sealed, the bead is stretched the first time it’s used and can tear.

Signs it’s time to call us include:

  • Internal frame sealant that has split
  • New-build shower sealant that has already split
  • Worktop and upstand sealant coming away
  • Plot mastic for developers ahead of handover

If you’ve bought a new home near New Cumnock station, the sealant around baths, showers and frames is worth checking in the first year or two.

What your quote should include

  • Whether the sealant suits the joint
  • Whether you can choose the colour
  • Whether all the old sealant comes out first
  • How long the guarantee is

Windows and doors

Draughts around new frames are often a sealant gap. We check and reseal the frame edges.

Bathrooms and en suites

En suite showers are a common source of leaks into the room below. A proper reseal keeps water in the tray.

Questions from Mansfield

Can you do new build mastic in Mansfield?

Yes. Our work covers the whole of Scotland, and Mansfield is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing, and we’ll give you a clear price.

Is Mansfield within the area you cover?

Yes. Mansfield is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

My new home is still under warranty. Should I contact you?

While the snagging or warranty period runs, the builder should be your first contact. If it isn’t sorted, or keeps failing, get in touch with us.

Can you do several jobs on one visit?

Of course. Combining jobs makes good use of the visit.

Does someone need to be in?

It depends on the job. For work indoors, someone needs to let us in.

Is it messy?

No. We work neatly, protect the area around the joints and tidy up afterwards.

Where are you based?

We work from Crawley. We cover Mansfield and the rest of East Ayrshire.

Why has my new-build shower seal failed already?

A new house dries and settles for a year or two, and sealant is often rushed onto dusty, unprimed surfaces. Both lead to early failure.

When something else is needed

To be straight with you, some problems need a different trade:

  • Structural cracks in walls or ceilings
  • Disputes or warranty claims with your builder
  • Plumbing faults behind the sealant

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer before booking.

Joints and surfaces we work on

  • Plot handovers
  • Windows & doors
  • Skirting & floors
  • Show homes
  • Bathrooms & en suites
  • Kitchens

How to look after the new joints

How long the joints last depends on use and care. We suggest:

  • Get a leaking seal dealt with straight away
  • Record problems with dated photos
  • Keep water off fresh sealant until it has cured
  • Watch for new gaps as the house dries out

Ventilation matters in a new home, which is still drying out. Run the fan or open a window after bathing to help keep mould away.

The sooner you deal with untidy or cracking sealant, the less there is to put right. Left alone, a small crack can become a leak.

Leave it or put it right?

The builder is normally the first port of call while the snagging or warranty period runs. If it keeps failing or is not dealt with, we can reseal it properly. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

What you get with us

  • Colour picked to suit the job
  • White, clear, grey or another colour, product permitting
  • Old sealant always removed completely
  • Approved under the ARBOMaster scheme

How we quote for new build mastic

Some jobs are bigger than they look, and some smaller. The main factors:

  • Whether the work is at height
  • When we can work, for business premises
  • Which sealant suits the joint
  • The size of the job

The cost reflects the work involved, not guesswork. That’s why we ask about the job first and send you a clear quote before we start.

Helping us quote

Before you ask for a quote, have a think about:

  • Where the property is
  • Whether it has been sealed before
  • What’s wrong with the joints now
  • A few pictures by email, if you can

Getting a quote is simple: let us know the job and the location, and roughly how big it is. A few photos by email make the job easier to understand, and we’ll come back to you with a quote.
