New-build mastic & snagging in Croy, North Lanarkshire
New build mastic for Croy and the surrounding area: careful preparation, the right product and tidy work. Call for a quick quote.

- Second-fix sealing on new plots
- Cracks appearing as a new home settles
How we handle new build mastic in Croy
Dust is the enemy of new-build sealant. Each joint is cleaned of dust and primed where the product calls for it, so the sealant actually sticks. We are often asked to deal with messy sealant that spoils new finishes and cracked sealant around new window and door frames, across bathrooms & en suites, show homes and plot handovers.
For a place like Croy, the journey and access are planned in advance. Outdoor plot mastic needs dry weather, but indoor floor and skirting joints can be sealed whatever the forecast.
You are covered for a year from the day we finish. If anything isn’t right with it, send an email to info@mrmastic.co.uk.

Different surfaces, different methods
Skirting and floors
Floors and skirting move as the house dries and the heating runs. Caulk cracks; a flexible sealant moves with it painted or coloured to suit.
Plot handovers
Good preparation at handover saves snagging later. We clean out building dust before sealing.
What we’re called out for in Croy
Fresh sealant can be knocked or cut by trades finishing off. A bead disturbed before it has cured may never seal properly and it shows once the home is in use.
If you can see any of these, it’s time to have the joints looked at:
- Leaking shower tray seals in a new home
- Sealant that never bonded to the surface
- Frame joints opening as the plaster dries
- Gaps behind new kitchen upstands
If you’ve bought a new home near Croy station, the sealant around baths, showers and frames is worth checking in the first year or two.

Croy: your questions answered
I let a flat near Croy station. Can you help?
Yes, rental work is part of what we do. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear quote.
Will you come out to Croy?
Yes, Croy is covered. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Will the old sealant be removed?
Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.
Do I need to be at home?
For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.
How long will you be here?
Typically it takes anything from a few hours to several days, depending on the number of plots. Bigger jobs take longer.
Do you have insurance?
Yes. Full insurance covers our work, and we can confirm the details when we quote.
Where is Mr Mastic based?
Mr Mastic is based in Crawley. We cover Croy and the rest of North Lanarkshire.
What do you put in the joint?
Each joint gets the product that suits it. Movement, water and weather all affect the choice.
When it isn’t the sealant
New sealant can’t fix everything, and we will tell you before work begins. Sealant will not put right:
- Your warranty claim itself, which is between you and the builder
- Baths and trays that move too much for sealant to cope with
- Cracking that points to a structural problem
If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.

New homes and floors in Croy
Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles. Croy is in the west of Scotland, which is wetter than the east, which means plot mastic and the sealant in new homes has to cope with a lot of rain.

What else we do in Croy
DIY versus a professional finish
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
For landlords and businesses
Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.
Failed sealant is one of the commonest items on a check-out report. We can quote for more than one property at once.
What we do, step by step
Before we leave, we go over the finished joints with you and tell you how long to leave it. The work normally takes a few hours for most snagging lists, longer for a run of plots, depending on the amount of work. Somewhere like Croy may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- We look at why each joint failed, including any movement.
- Old sealant is cut out and the joints cleaned.
- We make sure the joints are dry and prime them if needed.
- New sealant goes in, with baths filled first so they’re at their heaviest.
- The finished joints are checked and the cure times given.
How to prepare
- Mention if the joints have been sealed before
- Mention any sign-in or site rules at work premises
- Mention any leaks or damp you’ve noticed
How to get a quote
Every job is quoted individually, so the first step is telling us about yours. Simply send an email to info@mrmastic.co.uk and describe the job and send pictures if you have them.
Advice
Looking after it afterwards
To keep the joints looking good and working properly:
- Record problems with dated photos
- Wipe joints with warm soapy water
- Look at the sealant regularly in the first couple of years
- Raise failed sealant with the developer while you are covered
Keep photos of the joints and any snagging correspondence with your builder. It’s useful if you need to raise other issues later.
Don’t let the snagging period run out with sealant problems unreported. After that, putting it right may fall to you.
