New build mastic in Balloch
We work in new homes and on new-build sites across Balloch. Whether it’s one en suite or a run of plots, the method is the same: cut out, clean, prime where needed and reseal neatly. If you have shower seals failing in the first year or two and cracked sealant around new window and door frames, we can put it right, on skirting & floors, show homes and plot handovers alike.
Work in a place like Balloch is planned ahead, journey included. Outdoor plot mastic needs dry weather, but indoor floor and skirting joints can be sealed whatever the forecast.
Your job is guaranteed for a year, as with all our work.

What happens on the day
We bring everything the job needs with us. After a quick look at the joints together, the area is protected and the work begins. It normally takes anything from a few hours to several days, depending on the number of plots. For a place like Balloch, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- First we work through your snagging list or plot schedule with you.
- We cut out every bit of the failed or messy sealant.
- Surfaces are cleaned of building dust and primed where needed.
- A sealant chosen for each area goes in and is tooled smooth.
- Each area is checked and left with its cure time.

FAQs for Balloch
Will you come out to Balloch?
Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
I let a flat near Croy station. Can you help?
Yes, landlords and agents are among the people we work for. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.
Do you use white or clear sealant?
The colour is chosen to suit the tiles, worktop or frame. Tell us what you’d like when you get a quote.
Can you reseal over the builder’s sealant?
No. We always remove the existing bead, then clean and prime the joint, and a new bead applied.
Do the sealants smell?
Possibly a little. It fades as the sealant cures, and ventilation helps.
Do you guarantee your work?
Yes, always. There’s a 12-month guarantee on every job.
Is it normal for sealant to crack in a new home?
Cracking in the first couple of years is common. Poor preparation at handover adds to it.
Will you leave a mess?
We keep the work tidy. We protect what’s around the joints, and the area is left clean when we finish.
How we quote for new build mastic
We quote each job individually. These are the things that affect it:
- The type of sealant required
- The size of the job
- Any mould that needs treating
- How easy the joints are to reach
Combining jobs into one visit usually makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. You’ll get one clear quote for the whole job.
What to tell us for a quote
When you call or email, it’s useful to know:
- Access, such as stairs, a lift or height
- Whether it’s a home or a business
- How many joints, rooms or windows are involved
- Where the property is
Quotes start with a quick conversation. Describe the problem, the location and the size of the job, and we will explain how we’d tackle it. Whenever you are ready, drop us a line at info@mrmastic.co.uk.
Landlords, agents and businesses in Balloch
We regularly work with letting and managing agents. Tell us the address, the job and how access works.
If you manage several properties in or around Balloch, jobs at different addresses can go on one quote. Send us the addresses and the work at each, and photos by email help.
Keeping the joints in good condition
Once the sealant has cured, a few habits help it last:
- Get a leaking seal dealt with straight away
- Keep water off fresh sealant until it has cured
- Watch for new gaps as the house dries out
- Raise failed sealant with the developer while you are covered
Leave the sealant for the cure time we give you before showering or bathing. Silicone is usually left for about a day to cure enough for use.
A failed seal in a new home lets water into joists, plasterboard and ceilings. Early resealing keeps the job small.
Why deal with it now?
If you are still in the builder’s snagging or warranty period, ask them to put it right first. If it keeps failing or is not dealt with, we can reseal it properly. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

What sealant work can’t fix
We’d rather tell you now than do work that will not last, so these are the limits:
- Disputes or warranty claims with your builder
- Cracking that points to a structural problem
- Broken tiles or a split tray
If in doubt, email us at info@mrmastic.co.uk and we will say what we think.

Can I do it myself?
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
New build mastic around Balloch
Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up. Balloch is in the west of Scotland, which is wetter than the east, which means plot mastic and the sealant in new homes has to cope with a lot of rain.
Around Balloch, as everywhere, new build mastic is only as good as the preparation behind it. For new homes near Croy station, it’s worth checking the sealant early, while snags are still fresh.
