New-build mastic & snagging in Bromley, Greater London
Our applicators work in Bromley on plot mastic for developers and snagging failed sealant in new homes. Old material cut out, joints cleaned and sealed neatly and a one-year guarantee.
- Gaps behind new kitchen upstands
- Cracked sealant around new window and door frames
- Beads laid onto grit and dust from the build
New build mastic for homes and businesses in Bromley
Some owners wait for the first year’s movement before having joints redone. For small cosmetic gaps, that is reasonable, but a seal that is letting water through needs doing now. We are often asked to deal with cracked caulk along new skirting and smeared, uneven beads picked up at snagging, across bathrooms & en suites, kitchens and show homes.
London homes range from new-build flats to period conversions with new floors laid over old boards. Every joint between floor, skirting and threshold has to cope with some movement.
We stand behind the work with a one-year guarantee, so you are not left on your own once the job is done.

How to look after the new joints
A little care helps the new joints last. Our advice:
- Report sealant problems to your builder during the snagging period
- Check bath and shower seals every few months as the house settles
- Keep water off fresh sealant until it has cured
- Avoid running a DIY bead over the old one
Follow the cure time we give you before the area gets wet. Silicone is normally left for about a day.
Mould takes hold quickly in sealant that has gaps or lifted edges. Dealing with it before it goes black saves a harder job later.
New build mastic in Bromley: local notes
The South East is one of the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. Many of London’s new homes are flats in bigger developments, where snagging may go through the developer or managing agent.

How the visit works
There’s no need to move everything out before we come, just the space around the work. We protect the rest, and the job takes a few hours for most snagging lists, longer for a run of plots for a typical job. For a job in Bromley, parking and access are the things to plan: tell us about permits, visitor bays or off-street space, which floor we’re working on and whether there’s a lift.
- We look at why each joint failed, including any movement.
- We remove the failed sealant and clean the joints.
- Joints are dried and primed where the product calls for it.
- Baths are filled with water, then the new sealant is applied.
- The finished joints are checked and the cure times given.
Getting ready for the visit
- For indoor joints, keep the area dry beforehand if you can
- Mention any leaks or damp you’ve noticed
- Tell us about access, such as stairs, a lift or high-level joints

What else we do in Bromley
How we quote for new build mastic
You’ll get a clear quote before any work starts. It’s based on:
- Any working-time requirements on site
- Which sealant suits the joint
- The old material and how stubborn it is
- The number and length of the joints
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Ask us for a quote and we will go through it with you.
What to tell us for a quote
To make quoting easier, please include:
- Whether it has been sealed before
- The address or postcode of the job
- Photos by email, if that is easy
- Any access issues, like height or stairs
Quotes start with a quick conversation. Describe the problem, the location and the size of the job. When it suits you, phone 0345 464 0079 or drop us an email.
When something else is needed
We won’t take on work that won’t last, so these are the limits:
- Baths and trays that move too much for sealant to cope with
- Settlement cracks that need a surveyor
- Cracked trays, tiles or worktops
If in doubt, phone 0345 464 0079 or email us and we’ll say what we think before you book.

Can I do it myself?
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
When to call us in Bromley
Once people move in, baths and trays take weight and bed down. A bath sealed empty drops slightly when filled, straining the joint.
Keep an eye out for these signs:
- Gaps behind new kitchen upstands
- Cracked sealant around new window and door frames
- Skirting joints opening in the first winter
- Shower seals failing in the first year or two
For new homes near West Ham station, it’s worth checking the sealant early, while snags are still fresh.

Different surfaces, different methods
Show homes
In a show home, the sealant is on display. Every bead is neat and coloured to suit the room.
Skirting and floors
As timber and screed dry, skirting and floors shift. We use a flexible product rather than caulk in a colour to suit.
