Questions from Bow

Can you help a landlord with a rental near Hackney Wick station?

Yes, rental work is part of what we do. You can call 0345 464 0079 or send us an email with the address and a few details, and we will give you a fixed price before we start.

Do you cover Bow for new build mastic?

Yes. We work across London and the South East, and Bow is part of that. Just call 0345 464 0079 or drop us an email with a few details of the job, and we will give you a clear price.

Should I wait before resealing?

If the seal has failed and water is getting in, do it now. Hairline cosmetic gaps can wait until the house has settled.

Can you do several jobs on one visit?

Yes. More than one area can go on one quote.

Will it make a mess?

Tidy work is part of the job. Nearby surfaces are protected, and we clear up when we’re done.

Do I have to be there?

We need access to the joints, so we’ll agree that with you when we book. For inside work, that normally means someone being in.

Do you hold any approvals?

Yes. We’re approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.

Which products do you use?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We’ll tell you what we are using and why.

About our new build mastic in Bow

Our new-build work comes in two parts: plot mastic for developers, and putting right failed sealant for people who’ve bought a new home. In both, preparation makes the difference since hurried prep is behind a lot of new-build failures. If you have sealant work across a run of new homes and sealant that never bonded to the surface, we can help, on bathrooms & en suites, show homes and windows & doors alike.

From brand-new flats to converted terraces with new flooring, London has every kind of floor. Every joint between floor, skirting and threshold has to cope with some movement, in Bow as anywhere.

Whatever the size of the job, you get the same one-year guarantee.

When it is not the sealant

Sealant isn’t the answer to every problem, and we’d rather say so up front. It will not solve:

  • Leaks from pipes, valves or wastes, which need a plumber
  • Cracking that points to a structural problem
  • Cracked trays, tiles or worktops

If in doubt, ring 0345 464 0079 or email us and we will say what we think before you book.

How to look after the new joints

Simple care keeps the joints in good condition. We recommend:

  • Raise failed sealant with the developer while you’re covered
  • Open a window or run the fan after bathing
  • Check bath and shower seals every few months as the house settles
  • Keep water off fresh sealant until it has cured

Watch the joints as the house settles. Small gaps can appear as the house dries, and they’re simple to reseal once movement has slowed.

Report failed sealant to the builder while you are in the snagging period. Once it ends, the repair may be down to you so report it promptly.

What new build mastic looks like in Bow

Much of London’s new housing is flats in larger developments, where snags may need reporting through the developer or the managing agent. London and the South East are among the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

If you’ve bought a new home near Hackney Wick station, the sealant around baths, showers and frames is worth checking in the first year or two. Bow is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book.

How the job changes by surface

Windows and doors

A draught at a new window can be a missed or failed joint. We check and reseal the frame edges.

Kitchens

Worktops in new homes can move slightly as the house dries, which opens gaps along the back. We reseal them with a flexible sealant.

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

Why it’s worth doing now in Bow

A quick bead over the top of the old sealant can look fine at first, but it can’t bond to what’s underneath. A lasting seal starts with removing the old one completely. In older London homes, water behind a failed joint soaks into brick and timber without much sign, and once it shows in Bow, the repair is bigger than a sealant job.

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you are unsure, phone 0345 464 0079 or send us an email and we’ll give you an honest view and a quote.

Why Bow clients choose us

What happens on the day

Once we are on site, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours in a single home. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. If the building has a concierge, managing agent or access rules, tell us when you book.

  1. We go through the snagging list or plot schedule and agree the joints to do.
  2. The old bead comes out in full, with no layer left behind.
  3. Each joint is cleaned of dust and grit, then primed if required.
  4. New sealant suited to each joint is applied and tooled neatly.
  5. We check every joint and tell you how long each needs to cure.

How to prepare

  • Keep pets and children clear of the area while we work
  • For business premises, tell us about site rules or sign-in
  • For indoor joints, keep the area dry beforehand if you can

Advice

What affects the cost of new build mastic

We don’t publish a price list, because no two jobs are the same. The quote depends on:

  • The number and length of the joints
  • The type of sealant required
  • How many rooms, windows or areas are involved
  • Whether old sealant or filler has to be cut out

No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we will explain the quote if you ask.

What we need to know

What to tell us when you ask for a quote:

  • Photos by email, if that is easy
  • Whether it’s a home or a business
  • If someone has resealed it before
  • Where the job is, and your postcode

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and email photos if that is easy.
