New homes and floors in Ardwell

Ardwell is close to the coast. New homes near the sea put their outside mastic to work from day one, so it’s worth checking at snagging. Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up.

Around Ardwell, as everywhere, new build mastic is only as good as the preparation behind it. For jobs in and around Ardwell, choosing the right material for each joint is as important as a tidy finish.

How we handle new build mastic in Ardwell

Our new-build work comes in two parts: plot mastic for developers, and putting right failed sealant for people who’ve bought a new home. In both, preparation makes the difference, because that is what rushed new-build sealant generally lacks. We’re often asked to deal with second-fix sealing on new plots and cracked sealant around new window and door frames, across kitchens, skirting & floors and windows & doors.

Around smaller Scottish places like Ardwell, new homes tend to be single plots or small developments. Each needs its sealant and floor joints finished as carefully as on a big site.

Every job is covered by a 12-month guarantee, wherever you are in Dumfries and Galloway.

Ardwell: your questions answered

What guarantee comes with new build mastic in Ardwell?

All our work, in Ardwell and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.

Can you do new build mastic in Ardwell?

Yes. We work across all of Scotland, and Ardwell is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job.

Is there any odour?

There can be a smell while the sealant cures, which fades as it sets. Opening a window helps.

Are you insured?

Yes. Mr Mastic is fully insured.

Do you do commercial work?

Yes. Hotels, offices and other businesses use us.

Which products do you use?

Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.

Where are you based?

Our base is in Crawley, and we cover South East England, London and all of Scotland.

Do I need to be at home?

Access is agreed with you when the job is booked. Indoors, that usually means someone at home.

What we do, step by step

You do not need to clear the whole room or building before we come, just the space around the work. Everything nearby is protected, and the job takes anything from a few hours to several days, depending on the number of plots for a typical job. For a place like Ardwell, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We look at why each joint failed, including any movement.
  2. We remove the failed sealant and clean the joints.
  3. Joints are dried and primed where the product calls for it.
  4. New sealant goes in, with baths filled first so they’re at their heaviest.
  5. The finished joints are checked and the cure times given.

Getting ready for the visit

  • Mention if the joints have been sealed before
  • Let us know if you’ve seen damp or leaks

Aftercare tips

Simple care keeps the joints in good condition. Our advice:

  • Photograph failed sealant before it’s redone
  • Open a window or run the fan after bathing
  • Avoid scourers and strong chemicals on sealant
  • Resist patching a failed seal with a tube from the DIY shop

Keep pictures of the joints and any snagging correspondence with your builder. It’s useful if you need to raise other issues later.

A failed seal in a new home lets water into joists, plasterboard and ceilings. Early resealing keeps the job small and the new finishes intact.

Why deal with it now?

If you are still in the builder’s snagging or warranty period, ask them to put it right first. If it’s slow, or the same joint keeps failing, a proper reseal from a specialist is the next step. In a place like Ardwell, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all make a difference.

How we quote for new build mastic

Your quote is based on your job. We take into account:

  • Any mould that needs treating
  • The size of the job
  • Working hours on commercial sites
  • How many areas need sealing

We do not show prices on the website, because the cost depends so much on the job itself. For a quick quote, please send an email to info@mrmastic.co.uk and we will talk you through it.

Helping us quote

What to tell us when you ask for a quote:

  • Whether it has been sealed before
  • If it’s domestic, commercial or a hotel
  • Access, such as stairs, a lift or height
  • Roughly how big the job is

For new build mastic in Ardwell, send an email to info@mrmastic.co.uk. Tell us what the problem is and where, and we will agree the price before any work begins.

Different surfaces, different methods

Skirting and floors

New homes often develop a gap between skirting and floor. A flexible sealant closes it without cracking like caulk.

Windows and doors

External mastic around new windows and doors is sometimes rushed or missed. We reseal it with a weatherproof, flexible sealant.

DIY versus a professional finish

If you’ve already had a go yourself, that’s fine. We cut it out and start again, so tell us about it when you ask for a quote.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Landlords, agents and businesses in Ardwell

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.

For anyone letting property in or around Ardwell, several properties can be quoted together. Send us the addresses and the work at each.
