About our glazing silicone in Ardwell

Many conservatory leaks come down to failed sealant, where glass meets frame or frame meets wall. We find the joint that is letting water in and renew it and tell you plainly if the cause is something else. If you are dealing with black or yellowed silicone on glass joints and a quick top-up bead that didn’t last, we can put it right, whatever the surface.

Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

Can I do it myself?

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

What happens on the day

On the day, there’s very little for you to do. Show us the job and we will take it from there. The job generally takes a few hours for most jobs from start to finish. Outdoor work around Ardwell depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. We trace the leak and confirm it’s a sealant joint.
  2. We remove the old sealant carefully.
  3. The joint is cleaned and degreased.
  4. A neutral-cure glazing silicone is applied and tooled.
  5. Each joint is checked and, where possible, water-tested.

What affects the quote in Ardwell

We quote each job individually. This is what makes a difference:

  • How many areas need sealing
  • Working hours on commercial sites
  • Whether the work is at height
  • How much old sealant there is and how hard it is to remove

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.

Helping us quote

What to tell us when you ask for a quote:

  • The problem you’ve noticed
  • Where the property is
  • How many joints, rooms or windows are involved
  • Access, such as stairs, a lift or height

Call for a quick quote, or email us if that is easier. Describe what needs sealing and we’ll talk you through the work.

What glazing silicone looks like in Ardwell

Ardwell is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on glazing joints and frame seals, especially on the side facing the sea. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

In and around Ardwell, as anywhere, good glazing silicone starts with a clean, dry, properly prepared joint.

Signs you need glazing silicone in Ardwell

Heat and cold make glass and frames move, and they do not move by the same amount. Over years, that movement tears the silicone.

These are the problems we are asked about most:

  • Leaking glazing joints on a rooflight
  • Silicone pulling away from the glass
  • Shower screens leaking along the wall or tray
  • Drips on the inside of a conservatory window

If you live in an older home near Ardwell Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

How the job changes by surface

Glass-to-glass joints

Glass-to-glass joints depend entirely on the sealant. It must be clean, neat and well bonded.

Shower screens

Frameless screens rely on silicone at the base and wall. We renew it without marking the glass.

Ardwell: your questions answered

Will you come out to Ardwell?

Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Do you cover Ardwell for glazing silicone?

Yes. Our work covers the whole of Scotland, and Ardwell is part of that. You can send an email to info@mrmastic.co.uk and tell us what needs doing, and we will send you a clear quote.

What guarantee do I get?

All our work has a one-year guarantee, and we’re fully insured.

What sealant do you use on glazing?

A glazing-grade silicone is best. Ours is a neutral-cure glazing silicone with anti-fungal products in bathrooms.

Do the sealants smell?

Possibly a little. It fades as the sealant cures, and ventilation helps.

Do you remove the old sealant?

Yes, every time. New sealant will not bond properly to old, so any old material comes out before anything new goes in.

Can I do it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

How long should I leave it?

It depends on the product and the temperature. Before we leave, we’ll tell you the cure time.

What we can’t put right

Honest advice matters more to us than a booking, so here’s what new sealant won’t do:

  • A roof that has moved or dropped
  • Leaks from the roof covering or flashing (a roofer’s job)
  • Rotten or badly damaged frames

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.
