What affects the quote in Port Logan

Jobs vary more than people expect. What affects the quote:

  • Which sealant suits the joint
  • Whether there’s mould to deal with
  • Whether old sealant or filler has to be cut out
  • How many areas need sealing

Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part.

What we need to know

When you contact us, these details help:

  • If someone has resealed it before
  • How many joints, rooms or windows are involved
  • A few photos by email, if you can
  • If it’s domestic, commercial or a hotel

We don’t publish a price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To arrange one, email us at info@mrmastic.co.uk.

How we handle new build mastic in Port Logan

A new house keeps drying out and settling for its first couple of years. Timber shrinks, plaster dries and baths and trays bed down, so sealant that was laid quickly before handover often cracks. Common call-outs are for sealant work across a run of new homes and gaps between new skirting and floors, on plot handovers, windows & doors and bathrooms & en suites.

Work in a place like Port Logan is planned ahead, journey included. Inside work goes ahead in any weather; outside mastic needs a dry day.

You’re covered for a year from the day we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

Can I do it myself?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

When something else is needed

In fairness, some problems need a different trade:

  • Cracked trays, tiles or worktops
  • Deciding who is responsible under a builder’s warranty
  • Cracking that points to a structural problem

If you are not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer.

FAQs for Port Logan

What guarantee comes with new build mastic in Port Logan?

All our work, in Port Logan and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.

Is Port Logan within the area you cover?

Yes, we do. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Can you reseal over the builder’s sealant?

No. Sealing over old sealant looks fine for a few weeks, then lifts. We remove every bit of the old bead before resealing.

Can you do plot mastic on a new development?

Yes. We take on second-fix sealant work across new plots. We clean and prime joints properly to keep callbacks down.

How much does new build mastic cost in Port Logan?

Size, access and the old material all affect the cost. Ask us for a quote.

I’m a tenant. Can you help?

We can work for tenants, landlords or agents. Get your landlord’s agreement first.

Can you work from my snagging list?

Yes. Send it with photos and we’ll quote for the sealant items. If something is not sealant, we’ll say so.

Is it worth resealing while the house is still settling?

If the seal has failed and water is getting in, do it now. Hairline cosmetic gaps can wait until the house has settled.

For landlords and businesses

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we’ll give you a quote.

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. Several properties can go on one quote.

Signs you need new build mastic in Port Logan

On many sites, sealant goes on in the final rush before handover. Joints are not always cleaned of dust or primed, so the bead never bonds properly.

Signs it’s time to call us include:

  • Sealant applied over dusty or wet surfaces
  • Cracks appearing as a new home settles
  • Gaps behind new kitchen upstands
  • Messy sealant that spoils new finishes

For jobs in and around Port Logan, choosing the right material for each joint is as important as a tidy finish.

What to look for in a quote

  • What happens if they find a problem under the old sealant
  • The length of the guarantee
  • Who turns up on the day
  • Which colour the sealant will be

10 questions to ask before booking

What we do, step by step

We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes anything from a few hours to several days, depending on the number of plots and we leave things clean and tidy. Somewhere like Port Logan may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We go through the snagging list or plot schedule and agree the joints to do.
  2. The old bead comes out in full, with no layer left behind.
  3. We clean off dust from the build and prime the surfaces where the product needs it.
  4. We apply a sealant that suits each joint and tool it to a neat finish.
  5. We check every joint and tell you how long each needs to cure.

How to prepare

  • Try not to wet indoor joints just before the visit
  • Tell us if parking is tricky

Advice

How to look after the new joints

A little care helps the new joints last. Our advice:

  • Ventilate bathrooms well, especially in the first year
  • Wipe joints with warm soapy water
  • Photograph failed sealant before it’s redone
  • Put sealant faults on your snagging list early

Do not stand on the bath edge or the lip of the tray. If a bath or tray moves when you stand in it, get it looked at.

Report failed sealant to the builder while you are in the snagging period. After that, putting it right may fall to you, so raise it early.
