How we handle regrouting in Ardwell

A grout colour change can freshen a room without retiling. Light grout can go darker to hide marks or back again. Just mention the colour you’d like when you email us at info@mrmastic.co.uk. If you have floor grout that won’t come clean and crumbling grout between the tiles, we can help, whatever the surface.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

Big or small, you get the same one-year guarantee.

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.

How we quote for regrouting

The quote reflects the job in front of us. We look at:

  • The product the joint needs
  • Any mould that needs treating
  • Working hours on commercial sites
  • How many areas need sealing

The cost depends on how much there is to do, how much old material has to come out and how easy the joints are to reach. You will have a clear quote before any work starts, so you know where you stand.

What to tell us for a quote

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • What’s wrong with the joints now
  • If someone has resealed it before
  • Photos by email, if that is easy
  • How we’d reach the joints

Want a quote for regrouting? Please drop us a line at info@mrmastic.co.uk and tell us about the job. You’ll know what we plan to do, and what it will cost, before any work begins.

Signs you need regrouting in Ardwell

Poor ventilation keeps grout damp, and damp grout is where mould grows. When black spots keep returning, the mould has generally got into the grout.

Signs it’s time to call us include:

  • Corners filled with grout instead of silicone
  • Floor grout that won’t come clean
  • Crumbling grout between the tiles
  • Grout that makes sound tiles look old

For an older house near a landmark such as Ardwell Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

How it works

There is not much for you to do on the day. Point us to the joints and we’ll get on with it. The work itself takes a few hours for a shower enclosure, longer for a whole room from start to finish. Around Ardwell, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. Every tile area is checked for hollow or loose tiles first.
  2. We rake out the grout evenly, protecting the tile edges.
  3. The joints are vacuumed clean.
  4. New grout is pressed into the joints and the tiles are cleaned.
  5. Silicone goes into the corners and along the edges.

How to prepare

  • Move anything stored near the joints
  • Where the joints are inside, avoid wetting them before we arrive
  • Let us know if you’ve seen damp or leaks

Advice

For landlords and businesses

In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

We regularly work with letting and managing agents. Tell us the address, the job and how access works and we will quote.

Regrouting around Ardwell

Ardwell is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Around Ardwell, as everywhere, regrouting is only as good as the preparation behind it.

Looking after it afterwards

How long the joints last depends on use and care. We suggest:

  • Wipe water off the walls when you’re done
  • Get any tile that moves checked promptly
  • Skip wire brushes and scourers
  • Check the corner silicone every few months

A squeegee or cloth over the tiles after use keeps water off the grout. Run the extractor fan or open a window to help it dry out.

Grout that’s washing out of a shower shouldn’t be left. Each shower drives water into the open joints and it can end up in the wall or the ceiling below.

Questions from Ardwell

Is Ardwell within the area you cover?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Do you cover Ardwell for regrouting?

Yes. Our work covers the whole of Scotland, and Ardwell is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

Can tenants book the work?

Yes, though it’s best to check with your landlord first. Landlords are often happy for the work to be arranged.

Are you ARBOMaster approved?

Yes. Mr Mastic is an ARBOMaster approved applicator.

Are you insured?

Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.

Will it make a mess?

We keep the work tidy. Nearby surfaces are protected, and the area is left clean when we finish.

Can I do it myself?

It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

Should corners be grouted or sealed?

We use silicone in corners and along edges. Grout in a moving joint soon cracks.

How the job changes by surface

Kitchen splashbacks

We can regroute a splashback with the kitchen left in place. The worktop edge is finished with silicone.

Corners and edges

Corners flex as the building moves, so we seal them rather than grout them.
