Gutter sealing in Madderty, done properly

Gaps along uPVC fascias and soffits look untidy and can let in water and draughts. They’re sealed in a matching colour where one is available. Common call-outs are for internal damp traced to a gutter joint and fascia boards with gaps between them, across garage door frames, gutter end caps and soffit joints.

Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Outside joints on exposed walls work hard.

The work is covered for a year after we finish. If anything is not right with it, drop us a line at info@mrmastic.co.uk.

Walls and rooflines in Madderty

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex.

For jobs in and around Madderty, choosing the right material for each joint is as important as a tidy finish.

For landlords and businesses

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. Several properties can go on one quote.

Hotels need rooms back in use, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.

Why act early in Madderty

New gutters cost far more than a few resealed joints. Where the gutter is in good order and only a joint leaks, resealing is the sensible fix. If it has failed, we will tell you. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

What it costs depends on the size of the job, how much old material has to come out and access to the work. You’ll have a clear quote before any work starts.

How the visit works

We keep the work tidy and contained to the joints we are treating, so you can get on with your day. The job generally takes an hour or two for a few joints, longer for a full run, and we explain the cure time before we leave. Around Madderty, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We start by tracing the leak and checking the gutter itself is sound.
  2. The joint or trim is cleaned out and old sealant removed.
  3. We make sure the joint is dry before sealing.
  4. An exterior or gutter sealant is applied to the joint.
  5. We check the run and clear any debris we find while we’re there.

Before we arrive

  • Tell us about any water getting in
  • Let us know about earlier repairs to the joints
  • Keep pets and children clear of the area while we work

How to look after the new joints

How long the joints last depends on use and care. We suggest:

  • Keep ladders off the guttering
  • Have sagging gutters refixed early
  • Keep an eye out for wet patches below a joint
  • Clean out the gutters once or twice a year

Keep downpipes clear, so water can get away. Blockages push water back along the gutter.

Once roofline sealant splits, water can get behind it. Resealing early protects the boards and the wall below.

Madderty questions

Will you come out to Madderty?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Is gutter sealing in Madderty guaranteed?

All our work, in Madderty and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.

Can landlords and businesses book you?

Yes. We work for homeowners, landlords, letting agents, businesses and hotels.

How much does gutter sealing cost in Madderty?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

What do you need from me for a quote?

The location, the problem and the rough size of the job. If you can, email a few pictures.

Will you leave a mess?

No. The area is protected while we work and cleaned up afterwards.

Do you take out the old sealant first?

Yes, every time. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.

Can you reach high gutters?

Single-storey work is the most straightforward. We will confirm the access for higher gutters once we know more.

What we can’t put right

Sealant isn’t the answer to every problem, and we’d rather say so up front. It will not solve:

  • Sagging gutters or broken brackets
  • Blocked downpipes
  • A gutter length that has split

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer.

What we seal

  • Roofline trims
  • Gutter joints
  • Gutter end caps
  • Soffit joints
  • Garage door frames
  • uPVC fascias

Common problems we fix in Madderty

Gutter joints depend on seals that wear out. Temperature changes make gutters move, and old seals crack or slip.

Any of these means the joints need attention:

  • Rain getting in around a garage door
  • Old sealant on roofline trims that has split
  • Gaps along fascia and soffit joints
  • Water dripping where gutter sections meet

In and around Madderty, as anywhere, good gutter sealing starts with a clean, dry, properly prepared joint.

10 questions to ask before you book

Should I try it myself first?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
