How we handle external mastic in Madderty

On houses, flats and commercial buildings across Madderty, we reseal joints in brickwork, render, cladding and façade panels. Every joint gets the same careful preparation: clean joint faces and the right depth. We work on copings & trims, concrete & block and façade panels, and common reasons people get in touch are water getting into walls through failed joints and cracked joints where brick meets render or frames.

Outside joints can only be sealed when they’re dry, so work in Madderty depends on the weather, and longer journeys are planned in advance. Let us know about access to every wall and roofline.

Our work is backed for twelve months, and the guarantee is the same wherever you are.

Madderty questions

Is Madderty within the area you cover?

Yes. Madderty is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Is there a guarantee on external mastic in Madderty?

All our work, in Madderty and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.

Can a movement joint be filled with mortar?

No. Cement or mortar cannot stretch. Where a joint has been mortared, it can often be raked out and sealed properly.

Should I try DIY first?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

Do you have insurance?

Yes. Full insurance covers our work, and we can confirm the details when we quote.

Will the old sealant be removed?

Yes, every time. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.

Can you seal joints between render and window frames?

Yes. Different materials move at different rates, so a flexible sealant is needed where they meet. We choose one that suits both surfaces.

What is a movement joint?

A movement joint is a planned break in the wall that absorbs expansion and shrinkage. It’s sealed with a flexible sealant, not mortar.

Work for landlords, hotels and businesses

Housing providers, facilities teams and property managers book us too in Madderty and across Perth and Kinross. We can quote a run of properties together, and we are fully insured for the work.

Landlords and letting agents in Madderty can book us as well as homeowners. Resealing between tenancies keeps a property looking cared for.

DIY sealant or a professional job?

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

Common problems we fix in Madderty

Some movement joints have been pointed up with mortar by mistake. The joint cannot move, so the wall cracks somewhere else instead.

It’s worth asking for a quote if you see:

  • Joints pointed up with cement by mistake
  • Sealant that has lost its bond to the brick or render
  • Failed seals between different materials
  • Panel joints letting water in

For jobs in and around Madderty, choosing the right material for each joint is as important as a tidy finish.

What to look for in a quote

  • How much experience the applicator has
  • Whether the sealant suits the joint
  • Are they insured?
  • When the joint can take water or movement

How to choose a mastic man

Why it’s worth doing now in Madderty

Running new sealant over the old bead rarely lasts. New sealant does not bond well to old, weathered sealant, so we always take the old sealant out. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. You’ll know the price before we begin.

What happens on the day

Every visit runs the same way: we look at the joints together, protect the area around them, carry out the job and clear up. Most jobs take anything from a few hours to several days, depending on the building. Outside jobs in Madderty need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We look at every joint and agree a colour to suit the wall.
  2. We take out the old sealant until the faces are sound.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. Primer is applied wherever the sealant needs it.
  5. A low-modulus exterior sealant is gunned in and tooled to a neat finish.

How to prepare

  • Let us know if you’ve seen damp or leaks
  • On commercial sites, let us know about site rules
  • Let us know about earlier repairs to the joints

Advice

What we can’t put right

In fairness, some problems need a different trade:

  • Render that is blown, hollow or coming away
  • Cracking across the wall rather than at a joint
  • Damp from another source, such as a leaking gutter or a bridged damp-proof course

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before booking.

Walls and rooflines in Madderty

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex.

How the job changes by surface

Joints between dissimilar materials

Where a frame or panel meets masonry, water often finds a way in. We cut out the old sealant and reseal with a product suited to both surfaces.

Cladding and façade panels

Panel systems often rely on sealant between and around the panels. Each joint gets a sealant that suits the panel and its movement.
