Landlords, agents and businesses in Footdee

We also work for property managers and facilities teams. Several sites can be quoted together.

Letting agents and landlords in Footdee can book us as well as householders. Resealing between tenancies is a simple way to keep a property in good order.

Gutter sealing in Footdee, done properly

Across Footdee, we reseal gutter joints, end caps and roofline trims. Single-storey and low gutters are simple to reach and if it’s higher up, let us know and we will confirm what access is needed. If you have dripping gutter ends and gaps along fascia and soffit joints, we can put it right.

Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. Newer houses need their movement joints and roofline trims kept sound.

Each job carries a 12-month guarantee, large or small.

Mr Mastic applicator sealing the top of a white uPVC door frame on a red-brick house

What we can’t put right

Some problems need a builder, plumber or other trade rather than us:

  • Blocked downpipes
  • Leaks from the roof rather than a joint
  • Guttering that needs replacing

If you’re not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer.

Surfaces we seal

  • Gutter joints
  • Gutter end caps
  • Soffit joints
  • Garage door frames
  • Roofline trims
  • uPVC fascias

What the job involves on each surface

Roofline trims

Sealing roofline trims is joint work only. A roofer deals with the roof itself.

Soffit joints

We choose a sealant colour that suits the soffit.

Walls and rooflines in Footdee

Footdee is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on gutter, fascia and roofline joints, which can dry out and crack sooner where a building faces the weather. Aberdeen is known as the Granite City, and granite is hard and dense, so any sealant against it needs clean, sound edges to grip.

If you live in an older home near St Fittick's Church, older walls, gutters and the joints where extensions meet them need a flexible sealant. For landlords with property near Aberdeen station, a dripping gutter joint or loose fascia trim is easy to miss until damp shows inside.

Footdee is about 1 mile east of New Aberdeen, in Aberdeen. Homes, rented property, offices and hotels in Footdee is covered for gutter sealing, old or new, large or small. The work is guaranteed for a year. Our Aberdeen coverage runs to 63 places, and Footdee is one of them.

Footdee questions

Do you cover smaller places like Footdee?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Do you work for landlords with property near Aberdeen station?

Yes, we work for landlords and letting agents. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before any work starts.

Is it OK to seal over old sealant?

No, and we never do. It may look fine at first, but the new bead soon lifts. The old sealant has to come out completely.

Do you do commercial work?

Yes. Commercial and hotel work is a large part of what we do. We can talk about working times when we quote.

What do you need from me for a quote?

The location, the problem and the rough size of the job. Photos by email help too.

Are you ARBOMaster approved?

Yes. We’re approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.

How long before the joint can be used?

Most sealants are touch-dry well before they’re fully cured. We’ll give you the cure time for the product we used before we leave.

Is it worth trying it myself?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Common problems we fix in Footdee

Gutter joints depend on seals that wear out. Sun and cold make the gutter expand and contract and that movement opens up tired joints.

People generally contact us when they notice something like this:

  • Old sealant on roofline trims that has split
  • Damp patches inside below a leaking gutter
  • Gaps along fascia and soffit joints
  • Quick sealant fixes on gutters that didn’t last

If you look after a building such as Torry Academy, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

Before booking anyone

  • What happens if they find a problem under the old sealant
  • What product goes in the joint
  • Whether VAT is included

How to choose a mastic man

Why deal with it now?

A dripping gutter joint keeps wetting the same patch of wall. Left, it can stain walls and lead to damp so early sealing is worthwhile. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

What it costs depends on the amount of work, how much old material has to come out and access to the work. You’ll have a clear quote before any work starts.

How the visit works

At the end, we look at the finished work together and explain the cure time. The visit itself normally takes anything from an hour or two to a few hours, depending on the size of the job. Outdoor work around Footdee depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. We find where the water is coming from and check the gutter is sound.
  2. We remove the old sealant and clean the joint.
  3. We dry the joint so the new sealant can bond.
  4. A gutter sealant is applied to the joint.
  5. We check the run and clear debris near the joints.

How to prepare

  • Try not to wet indoor joints just before the visit
  • Tell us if parking is tricky
  • Let us know if you’ve seen damp or leaks

DIY versus a professional finish

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
