What happens on the day
All our tools and materials come with us in the van, so you do not need to buy or prepare anything. After a quick look at the joints together, we protect the area and start. It normally takes a few hours, depending on the number of joints and the access. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. For a job in Dalry, tell us the floor, how the door entry system works and where we can park nearby.
- We look at where the water is coming from and check the gutter isn’t broken or sagging.
- Old sealant and dirt are removed from the joint.
- The joint is dried, because sealant will not bond to a wet surface.
- We seal the joint with a sealant made for gutters and outdoor use.
- We look along the gutter and clear debris around the joints.
Preparing for the visit
- Move anything stored near the joints
- Try not to wet indoor joints just before the visit
- Let us know about stairs, lifts or work at height

Gutter sealing in Dalry, done properly
It’s easy to live with a dripping gutter joint, but the water lands on the same spot every time it rains. Sealing it is quick if the gutter is otherwise in good order. We work on uPVC fascias, soffit joints and gutter joints, and people most often call us about old sealant on roofline trims that has split and garage door frames letting rain in.
Scotland’s cities also have plenty of modern blocks with rendered or clad walls and sealed movement joints. In Dalry, those joints dry out over time and let water in behind the render or cladding.
Big or small, it’s backed by our one-year guarantee.

What gutter sealing looks like in Dalry
Dalry is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on gutter, fascia and roofline joints, especially on the side facing the sea. Under the Tenements (Scotland) Act 2004, shared parts of a tenement, such as the roof and outside walls, are looked after by the owners together, often through a property factor. The title deeds set out which parts are common.
If you look after a building such as St Mary's Music School, larger buildings have long runs of movement joint that eventually need resealing. Whitefoord House, about 1.8 miles east, is one of the historic houses in the wider area around Dalry, and older homes nearby need a sealant that suits their walls. Rented homes near Haymarket station change hands often, and leaking gutter joints on a rental are best caught before they stain the walls.

Why act early in Dalry
Water from a leaking joint hits the same spot every time. Over time that can stain brickwork, mark render and encourage damp, so it’s worth sealing early. In a Scottish city tenement, failed sealant affects more than one flat: a leak can come through the ceiling below, and gaps in shared walls or fire-rated joints matter to every flat.
No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part, and we’ll explain the quote if you ask.
What you get with us

Your questions about gutter sealing in Dalry
Does the coastal weather in Dalry affect outside sealant?
Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.
How do repairs to the shared parts of a tenement in Dalry get organised?
Most tenements arrange shared repairs through the owners or a property factor. The Tenements (Scotland) Act 2004 sets the rules for common parts if the deeds do not, and we can quote for the factor or the owners directly.
Do you work on high-level gutters?
Low gutters are simple to reach. If it’s higher up, let us know and we’ll confirm the access.
I’m a tenant. Can you help?
Yes. Ask your landlord first, and we can send them the quote if that helps.
Are you fully insured?

How the job changes by surface
Gutter joints
When a joint drips, the gutter is often still sound. Sealing the joint often stops it.
Roofline trims
Trim joints are cut out and resealed.
Looking after it afterwards
To keep the joints looking good and working properly:
- Look for streaks or damp on the wall below gutters
- Get leaks sealed before the wet months
- Keep downpipes clear
- Get a dropping gutter looked at quickly
Keep downpipes clear so the gutter can drain. Blockages push water back along the gutter.
Rain getting in round a garage door frame can damage what’s stored inside. Resealing the frame is a quick job.
Landlords, agents and businesses in Dalry
Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.
Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.
What affects the cost of gutter sealing
You will get a clear quote before work begins. It takes into account:
- The size of the job
- Mould in or behind the old joints
- How many areas need sealing
- The old material and how stubborn it is
There are no prices on our website, because each job is priced on what it involves. For a quick quote, please drop us a line at info@mrmastic.co.uk and we’ll talk you through it.
Helping us quote
There’s no need for technical detail. Just tell us:
- Whether it’s a home or a business
- Where the property is
- How many joints, rooms or windows are involved
- Any access issues, like height or stairs
A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is.
Should I try it myself first?
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
