Gutter sealing in Burgh Muir

How we handle gutter sealing in Burgh Muir

Gutter and fascia replacement is not our trade, and nor is roofing. Sealant fixes joints; it won’t fix a broken bracket, a cracked section or a blocked downpipe. If you are dealing with stop ends leaking at the end of a run and failed sealant on a garage door frame, we can put it right, on uPVC fascias, gutter joints and soffit joints alike.

In a Scottish city tenement, the roof, gutters and outside walls are shared by all the flats. In Burgh Muir, work on shared parts of a tenement is normally agreed between owners, often with a factor arranging it.

Our work is backed for twelve months, and the guarantee is the same wherever you are.

Aftercare tips

Looking after new joints is easy:

  • Look at the gutters while it’s raining
  • Check fascia and soffit joints for gaps
  • Deal with a drip before winter
  • Look for streaks or damp on the wall below gutters

Clear the gutters once or twice a year, so water drains away past the joints. Water left in a gutter tests every joint.

Rain getting in round a garage door frame can damage what’s stored inside. Resealing the frame is a quick job.

Burgh Muir: your questions answered

How is work on the outside of a tenement in Burgh Muir normally arranged?

Shared parts of a tenement, such as the roof and outside walls, are usually repaired with the agreement of the owners, often through a property factor. The Tenements (Scotland) Act 2004 sets out how that works where the title deeds don’t. Your title deeds will say who owns the windows.

Is gutter sealing in a coastal place like Burgh Muir any different?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.

Will there be a smell?

Some sealants have a smell while they cure, but it fades. Opening a window helps.

Will you leave a mess?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

What about gutters on a second or third storey?

Low-level work is easiest. For anything higher, we will confirm what access is needed before we book.

Can tenants book the work?

Yes, but check with your landlord or agent first. Landlords are often happy for the work to be arranged.

Do you install new fascias or gutters?

No. We seal joints and replacement is a job for an installer.

Is it OK to seal over old sealant?

No, it will not last. It can look neat for a few weeks, but the new layer lifts away from the old one. The old sealant has to come out completely.

What affects the cost of gutter sealing

Every job gets its own quote. These are the things that affect it:

  • Access and height
  • How many areas need sealing
  • The type of sealant required
  • Working hours on commercial sites

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

Asking for a quote

There’s no need for technical detail. Just tell us:

  • Access, such as stairs, a lift or height
  • Photos by email, if that is easy
  • The address or postcode of the job
  • The rough size of the job

To get a quote, drop us a line at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. You will have a clear quote before work begins.

Should I try it myself first?

If you’ve already had a go yourself, that is fine. We cut it out and start again.

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

What happens if it’s left?

Sealant will not clear a blocked downpipe. We look at what’s really happening and tell you if something else is needed. Scottish rain finds any gap around a frame or wall joint, and in Burgh Muir, damp can spread through stone and plaster before anyone sees it.

The cost depends on the amount of work, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before any work starts.

Landlord and commercial work in Burgh Muir

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. Several properties can go on one quote.

How it works

The work is kept neat and contained to the area we’re working on, so you can carry on as normal. The job usually takes anything from an hour or two to a few hours, and we tell you how long to leave it before we go. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. In Burgh Muir, it helps to know the floor, the door entry arrangements and the nearest parking.

  1. First, we find the drip and check the gutter is not cracked or sagging.
  2. Old sealant and dirt are removed from the joint.
  3. We make sure the joint is dry before sealing.
  4. We seal the joint with a sealant made for gutters and outdoor use.
  5. We check the run and clear any debris we find while we are there.

Preparing for the visit

  • Try not to wet indoor joints just before the visit
  • Keep children and pets away from the work area
  • Mention any tricky access

Outside joints around Burgh Muir

Burgh Muir is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on gutter, fascia and roofline joints, especially on the side facing the sea. The Tenements (Scotland) Act 2004 sets out how owners share the upkeep of common parts like the roof and outside walls, often through a property factor. Your title deeds say which parts are shared.

If you live in an older home near Mayfield Salisbury Church, old and new materials meet at the roofline and walls, which is where sealant earns its keep. For landlords with property near Edinburgh Waverley station, leaking gutter joints on a rental are best caught before they stain the walls. If you look after a building such as Sciennes Primary School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.
