How we handle glazing silicone in Pollokshields

Glass and frames expand and contract differently, so the sealant between them does a lot of work. When it cracks or lets go, water gets in. We replace it with a glazing silicone that suits the glass and frame. If you have water escaping where a screen meets the wall and sealant that was laid over old silicone and failed, we can help.

Tenement flats in Scotland’s cities often have windows high above the street, where failing mastic is easy to miss. Access is the first thing to plan for a job in Pollokshields.

Whatever the size of the job, it’s backed by our 12-month guarantee.

Can I do it myself?

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Glazing silicone in Pollokshields: local notes

Under the Tenements (Scotland) Act 2004, shared parts of a tenement, such as the roof and outside walls, are looked after by the owners together, often through a property factor. Who owns the windows depends on the title deeds. Much of Glasgow is built from red and blond sandstone, and porous sandstone needs a sealant that won’t mark it.

Schools such as Craigholme School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages. For landlords with property near Pollokshields West station, leaking glazing joints, shower screens or conservatory seals are worth sorting between tenancies.

For landlords and businesses

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.

Letting agents and landlords in Pollokshields can book us as well as householders. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.

Surface by surface

Conservatory frames

Leaks often start where the frame meets the wall. We cut out the old sealant and reseal.

Shower screens

Mouldy or lifting sealant on a screen leaks. Cutting it out and resealing fixes it.

Pollokshields questions

Is Pollokshields in your area for glazing silicone?

Yes. Our work covers the whole of Scotland, and Pollokshields is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing, and we’ll give you a clear price.

Who arranges sealant work on the shared parts of a tenement in Pollokshields?

It usually goes through the owners together, or through the factor if the building has one. The Tenements (Scotland) Act 2004 covers the common parts where the deeds do not.

Do you work for landlords and businesses?

Yes, regularly. We can quote for several properties at once.

Do you remove the old sealant?

Yes. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

Do you hold any approvals?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.

Is there any odour?

Sometimes, a little. Any smell clears as the sealant cures.

Why not top up the existing silicone?

Many leaks we see come from exactly that. A proper job means cutting out, cleaning and resealing.

What do you put in the joint?

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

The process

When we arrive, we look over the joints with you first, so there are no surprises. Surfaces next to the work are protected before any work starts. Most jobs take anything from an hour or two to most of a day, depending on the size of the job. Parking in city streets around Pollokshields can be tight or controlled, so it helps to know about permits or nearby bays. If you’re in a flat, let us know how we get in at the street door.

  1. We look at the glazing and agree which joints need resealing.
  2. We cut away the failed silicone.
  3. We clean and prepare the joint.
  4. New glazing silicone goes in and is finished neatly.
  5. The joints are checked before we leave.

Preparing for the visit

  • Mention any sign-in or site rules at work premises
  • Tell us about access, such as stairs, a lift or high-level joints
  • Clear items away from the joints we’re working on

What affects the cost of glazing silicone

Jobs vary more than people expect. What affects the quote:

  • How many areas need sealing
  • Whether old sealant or filler has to be cut out
  • Working hours on commercial sites
  • Which sealant suits the joint

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs. Ask us for a quote and we’ll go through it with you.

Asking for a quote

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • Where the property is
  • The rough size of the job
  • Pictures of the joints, sent by email
  • Any access issues, like height or stairs

Common problems we fix in Pollokshields

Sealant laid over old sealant does not last. Many failed joints we see have been topped up rather than cut out leaving a path for water.

Most people get in touch after spotting something like this:

  • Water tracking down the inner face of the glass
  • Mouldy sealant around glass panels
  • New silicone smeared over old sealant
  • Failed joints on frameless glass

Homes close to Trinity U.F Church include some older properties, and the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

What to look for in a quote

  • What the cure time is
  • What happens if they find a problem under the old sealant
  • Whether they seal over old material or remove it
