Longcroft questions

Is Longcroft in your area for glazing silicone?

Yes. Our work covers the whole of Scotland, and Longcroft is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job.

Do you work for landlords with property near Cumbernauld station?

Yes, we work for letting agents and landlords. Just email us at info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear price.

What sealant do you use on glazing?

A neutral-cure glazing silicone suited to glass and the frame. In bathrooms, we use anti-fungal silicone.

Is the work guaranteed?

Our 12-month guarantee applies to every job we do.

Do I have to be there?

Access is agreed with you when the job is booked. Indoors, that normally means someone at home.

Do you replace glass?

Glass replacement is not our trade. We look after the sealant joints, and we will tell you if a unit looks like it has failed.

Will you leave a mess?

No. We protect the surfaces around the joints, and we tidy up before we go.

How long should I leave it?

Different products cure at different speeds, so please follow the time we give you when we finish.

About our glazing silicone in Longcroft

Glass and frames expand and contract differently, so the sealant between them does a lot of work. When it cracks or lets go, water gets in. We cut it out and reseal with a glazing silicone suited to the joint. If you have glazing silicone that has cracked or come away and black or yellowed silicone on glass joints, we can help, whatever the surface.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.

We stand behind the work with a one-year guarantee.

Why act early in Longcroft

Glazing joints need a sealant made for the job. A general-purpose tube may not bond well or may react with the frame, so we use neutral-cure glazing silicone. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Why us?

  • Arbo and Everbuild products
  • Homes, businesses and hotels
  • White, clear, grey or another colour, product permitting
  • You choose the colour before work begins

When to call us in Longcroft

Sealant laid over old sealant doesn’t last. Many failed joints we see have been topped up rather than cut out, and water gets between the layers.

Keep an eye out for these signs:

  • Water escaping where a screen meets the wall
  • Cracked silicone between glass panels
  • Sealant that was laid over old silicone and failed
  • Stained, discoloured glazing silicone

For site and facilities teams at buildings such as Denny High School, its window and door frames need their mastic kept sound, just like a home’s.

What to look for in a quote

  • The length of the guarantee
  • How the joint is cleaned and prepared
  • Is the old sealant removed completely?
  • How long to leave it before use

Choosing a sealant specialist

Looking after it afterwards

How long the joints last depends on use and care. We suggest:

  • Stick to mild cleaners on glass
  • Check the silicone on glass every year or so
  • Wipe the screen down after showering
  • Keep air moving in the conservatory

Clear the conservatory gutters regularly so water doesn’t back up against the seals. Blocked gutters can push water where it shouldn’t go.

Do not leave lifting or mouldy silicone on glazing. Once it starts to peel, water gets behind it and the leak gets worse.

Glazing silicone in Longcroft: local notes

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.

Rented homes near Cumbernauld station change hands often, and leaking glazing joints, shower screens or conservatory seals are worth sorting between tenancies. Homes close to Haggs Parish Church include some older properties, and the joint between an old wall and a newer frame is generally the first place rain gets in.

Landlord and commercial work in Longcroft

Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.

How the job changes by surface

Glass-to-glass joints

Glass-to-glass joints depend entirely on the sealant. The bead needs to be tidy and fully bonded.

Conservatory frames

The joints where the conservatory meets the house take a lot of movement. We reseal them with a sealant suited to the frame.

The process

At the end, we look at the finished work together and explain the cure time. The work normally takes a few hours, depending on how many joints need doing, depending on the size of the job. Outside jobs in Longcroft need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. First, we check where the water gets in.
  2. We remove the old sealant carefully.
  3. We clean the glass and frame so the new silicone bonds.
  4. We lay the new bead and tool it smooth.
  5. We check the finished joints and test with water where it’s safe.

Getting ready for the visit

  • Try not to wet indoor joints just before the visit
  • Plan for the work area to be out of bounds to pets and children
  • Let us know about parking restrictions

Advice

DIY sealant or a professional job?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
