What happens on the day
The work is kept neat and contained to the area we are working on, so you can carry on as normal. Expect the work to take a few hours for a handful of gaps, and longer for a whole building, and we explain the cure time before we leave. For a place like Longcroft, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
- Each gap is measured and its substrate and service noted.
- Any non-fire-rated filler is removed and the faces cleaned.
- We fit backing where needed and apply the fire-rated sealant to depth.
- Every location is recorded with the product used.

Advice
How we handle fire rated sealant in Longcroft
Until it’s heated, intumescent sealant behaves like an ordinary sealant; then it swells to help close the gap. The right product depends on the gap size, the substrate and what passes through, so we work to the manufacturer’s details. We’re often asked to deal with door frames with gaps between frame and wall and holes left by a change of layout, on plasterboard & masonry, flats & HMOs and pipe & cable gaps.
Work in a place like Longcroft is planned ahead, journey included, so the job can fit around guests, residents or opening hours where possible.
A 12-month guarantee comes with the work, just as it does everywhere we cover.

Honest limits
In fairness, some problems need a different trade:
- Big openings where sealant alone is not the tested solution
- Certifying a building or signing off its fire safety
- A wall that is not a fire-resisting element to begin with
If you’re not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.

Should I try it myself first?
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Keeping the joints in good condition
Once the sealant has cured, a few habits help it last:
- Keep the record of products and locations with your fire safety documents
- Allow for resealing whenever new services are run
- Check risers, ceiling voids and cupboards during building checks
- Ask which product was used before you paint
Include fire stopping in your regular building checks. Watch for cracking, gaps or seals that have been disturbed and get them seen to.
Small gaps around services are simple to deal with while there are only a few. Leave them and each new job adds another hole.

What affects the quote in Longcroft
For a quick quote, just ask. What matters most is:
- Which sealant suits the joint
- Mould in or behind the old joints
- Access and height
- The old material and how stubborn it is
Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. You will know the price before we begin.
Asking for a quote
Before you ask for a quote, have a think about:
- A few pictures by email, if you can
- What’s wrong with the joints now
- If someone has resealed it before
- If it’s domestic, commercial or a hotel
For a quick quote, get us on the phone, or email us if that’s easier. Describe what needs sealing and we’ll talk you through the work before giving you a price.
Longcroft questions
Can you help a landlord with a rental near Cumbernauld station?
Yes, we work for landlords and letting agents. You can email us at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before work begins.
How do Scotland’s building regulations apply to fire-rated sealant in Longcroft?
Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We don’t certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.
Is there a guarantee?
Yes: twelve months. If anything isn’t right with the work within the year, let us know and we’ll sort it.
Will you assess my building’s fire safety?
No. We follow the requirements from your assessor, designer or building control, and apply each product to its tested details.
Are you fully insured?
Yes. We are fully insured.
Do you take on fire stopping in schools and offices?
Yes, whether the building is a school, an office, flats or an HMO, and whether it’s in use or not. Tell us how the building is used and we will plan around it.
Can I add another job to the visit?
Yes. Tell us about everything you’d like done.
Is there any odour?
Some sealants have a smell while they cure. Opening a window helps.
Do you need fire rated sealant in Longcroft?
A lot of fire stopping is out of sight: in ceiling voids, service risers and behind boxing. Out of view, damage sits unnoticed until someone inspects.
Look out for these signs:
- Joints picked up in a fire-stopping survey
- New service routes left unsealed after building work
- Standard silicone or caulk in a fire-stopping gap
- Seals cut through by electricians, plumbers or data installers
If you look after a building such as Denny High School, service openings in fire-resisting walls need checking after any refurbishment.
What your quote should include
- What the cure time is
- How hidden problems are handled
- Is VAT in the price?
- How the surfaces are prepared before sealing
What happens if it’s left?
For some gaps, sealant is not the right answer and another system is needed. Big openings, bundles of cables and plastic pipes may need batts, collars or wraps instead. If a gap isn’t suitable for sealant, we’ll tell you. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
What it costs depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. You’ll have a clear quote before any work starts, so you know where you stand.
